What does McLendon-Chisholm require for a new fence?
A city permit before construction in most cases, approved by staff and paid for up front. A privacy fence can run on the rear line and the side lines of an interior lot, up to 8 feet. A decorative fence can run on any lot line, but no fence may sit in a right-of-way, a drainage or access easement, or a floodway.
The permit, the fee and what happens without one
City fees from the Fees and Charges schedule effective March 24, 2026. Not our price.
- The fence section covers any fence, wall or enclosure that is put up, set in place or changed anywhere in the city. Before construction, a permit is issued once city staff approve the application and the fee is paid. City of McLendon-Chisholm Zoning Ordinance, Article 6, § 6-15 Fence regulations, § 6-15(A) and (F)
- If the permit holder does not follow the section, the permit is revoked, the fence is treated as a nuisance in itself, and it has to come down right away. City of McLendon-Chisholm Zoning Ordinance, Article 6, § 6-15 Fence regulations, § 6-15(F)
- The code names the cases that need no fence permit: a fence tied to a new home permit or a new pool permit, fences in the SF2.5, SF5 and AG districts, repairs to an existing fence, and a fence built inside an existing one. We confirm with the city in writing before relying on any of them. City of McLendon-Chisholm Zoning Ordinance, Article 6, § 6-15 Fence regulations, § 6-15(G)
- The fence permit is $250. Work started or finished without a permit is charged a double fee, a failed inspection costs $100 to repeat, and a contractor registers with the city for $150. McLendon-Chisholm Fees & Charges, Exhibit A, effective 03/24/2026
- Every permit application is filed online through the city's MyGov portal, and the city posts its current list of registered contractors for anyone to download. It is worth checking your fence builder is on it. City of McLendon-Chisholm, Permits & Documents

Which lines a fence can sit on
- A privacy or security fence may be built right on the rear lot line of any lot and on the side lot lines of an interior lot, up to 8 feet tall, as long as it stays at least 75 feet back from the front lot line. City of McLendon-Chisholm Zoning Ordinance, Article 6, § 6-15 Fence regulations, § 6-15(C)(1)
- A decorative fence may sit on any residential lot line, but never in a street right-of-way, a drainage easement, an access easement or a floodway. Across a creek or a drainage channel, the fence line stops at the easement. City of McLendon-Chisholm Zoning Ordinance, Article 6, § 6-15 Fence regulations, § 6-15(C)(2)(d)
- If the house on a corner lot faces the intersection on a diagonal, the city treats both street sides as front yards, which changes where a privacy fence can go. City of McLendon-Chisholm Zoning Ordinance, Article 6, § 6-15 Fence regulations, § 6-15(B)(4)
- Where two streets, access easements or alleys meet, a visibility triangle keeps everything at 2 feet or lower, hedges included. Plants in that triangle, a right-of-way or a utility easement can be cut back or removed by the city without compensation. City of McLendon-Chisholm Zoning Ordinance, Article 6, § 6-15 Fence regulations, § 6-15(B)(17) and (E)(1)

Fence or wall, in the city's words
- The code draws the line at thickness. A fence is no more than 3 inches thick; anything thicker, such as a masonry screen, is a wall. A decorative fence may not be a wall. City of McLendon-Chisholm Zoning Ordinance, Article 6, § 6-15 Fence regulations, § 6-15(B)(7), (B)(16) and (C)(2)(a)
- A decorative fence tops out at 6 feet, and no more than 30 percent of its face may be solid. Pickets with wide gaps, iron and open rail fit that rule; a solid cedar privacy run does not. City of McLendon-Chisholm Zoning Ordinance, Article 6, § 6-15 Fence regulations, § 6-15(C)(2)(b) and (c)

McLendon-Chisholm Questions
What people in McLendon-Chisholm ask us
Do I need a permit for a fence in McLendon-Chisholm?
Usually. The code requires one before construction, and lists a few exceptions, such as repairs and certain zoning districts. We check your lot's zoning and get the city's answer in writing before we start.
Can my privacy fence run along the side property line?
On an interior lot, yes, up to 8 feet tall and at least 75 feet back from the front lot line. On a corner lot facing the intersection, both street sides count as front yards.
My lot backs onto a creek. Where can the fence go?
Not in the floodway or in a drainage easement. We find those lines on your plat and survey before setting posts, so the fence stops where the city wants it to.
Can you build iron or ranch fencing on acreage?
Yes. Wrought iron, pipe-top and welded wire fencing all suit the larger lots here, and an open iron fence can run on any lot line as a decorative fence.
How long does a fence take in McLendon-Chisholm?
Once the permit is issued and materials are in, most residential runs take 2 to 5 working days. Long acreage runs take longer, and we give you the range at the site walk.
How do you price a fence here?
We walk the line, measure it, and agree the material, height and gates with you. It is priced in writing after a site walk; the price does not move unless the scope does.
