How much does a custom patio cover or pergola cost in Dallas?
We do not publish a figure, because every cover is drawn for its own house and yard; yours is priced in writing after we walk it. Size, attached or freestanding, a solid roof or open slats, the posts and footings, power for a fan and lights, and whether the lot sits in a conservation or historic district move it most. On the city side, a small detached cover can skip the Dallas permit, and everything else goes through DallasNow on engineered footings.
What moves the price, in Dallas terms
Most of the price is what you choose: size, roof, wood and power. These are the Dallas rules that add work or paperwork on top of those choices.
- Every foundation or footing the residential code regulates is designed and sealed by a Texas-registered engineer, so the piers under each post come with an engineer's seal. City of Dallas Ordinance No. 32424, Dallas One- and Two-Family Dwelling Code (2021 IRC with amendments), R401.2
- Exterior footings go at least 12 inches down, measured from undisturbed ground rather than from fill. City of Dallas Ordinance No. 32424, Dallas One- and Two-Family Dwelling Code (2021 IRC with amendments), R403.1.4
- Dallas designs for a 115 mph wind, measured as a three-second gust, and sets the exposure category lot by lot. The same table rates termite damage risk very heavy and sets the frost line at 6 inches. City of Dallas Ordinance No. 32424, Dallas One- and Two-Family Dwelling Code (2021 IRC with amendments), Table R301.2 and note d
- For alterations to a single-family or duplex structure, the city's fee guide starts at $181 per dwelling unit and adds $100 for each added trade, such as an electrician for a fan. Which line a cover files under is settled at intake. City of Dallas Planning and Development Permit Fee Schedule, effective July 1, 2025, Table B-II
- Build first and the city can bill a work-without-a-permit investigation at $100 an hour for each trade. City of Dallas Planning and Development Permit Fee Schedule, effective July 1, 2025

When Dallas wants a permit
- Chapter 52 lists a one-story detached patio cover under 200 square feet, on a single-family or duplex lot, among the work that needs no building permit. An attached cover is not on that list. City of Dallas Chapter 52, Administrative Procedures for the Construction Codes, current through April 23, 2025, 301.2.1, item 3
- The city's FAQ adds a limit to that: the small cover may not sit inside a front or side yard setback. City of Dallas Building Inspection FAQs, What work does not require a permit?
- Skipping the permit never skips the code. Chapter 52 says the exemption does not authorize work that breaks any code or city ordinance, and it does not replace a conservation district work authorization or a historic certificate of appropriateness. City of Dallas Chapter 52, Administrative Procedures for the Construction Codes, current through April 23, 2025, 301.3
- Applications go in through DallasNow, where yard structures file under Residential Permits as a Residential Accessory Structure Permit. The city's guide names missing dimensions and slow answers to revision requests among the usual reasons plans stall. City of Dallas DallasNow guide, Applying for a Residential Fence or Retaining Wall Permit, August 26, 2025

Who can pull it, and how close to the line
- Where it applies, a contractor's application carries proof of a current City of Dallas home repair license, and home repair covers porches and other permanent structures on a house lot. The license itself is $48. City of Dallas Chapter 52, Administrative Procedures for the Construction Codes, current through April 23, 2025, 301.4.1, item 7; definitions
- On your own homestead you can build a patio cover under a homeowner's permit, signing an affidavit before a city staff witness that nobody is paid to help. That permit does not cover adding onto the house or a permanent detached building. City of Dallas Homeowner's Exemption from Registration as a Contractor
- Wiring for a fan or lights is done by a licensed electrician, unless the homeowner can show the Chief Electrical Inspector the knowledge to do it. City of Dallas Building Inspection FAQs, What kind of work can I do on my own home?
- Writing about carports, the city's FAQ notes that the building code calls for a one-hour fire separation on a detached structure unless it sits 5 feet back, and so advises 5 feet unless it is all metal. A wood cover near the line gets that question answered before we draw it. City of Dallas Building Inspection FAQs, What are the rules regarding carports?

Dallas Questions
What people in Dallas ask us
How much does a custom patio cover cost in the Dallas area?
We price yours in writing after we walk the yard, and we do not publish a number, because no two covers are the same. Size, attached or freestanding, the roof, the wood and any fans or lights set most of it. Once it is written, the price holds unless the scope changes.
Does a pergola cost less to build than a covered patio?
It usually carries less: an open slat top means no roofing, no flashing to the house and often no gutter. A covered patio has a solid roof tied into the house and usually a circuit for a fan. Pick the one that suits the yard first; we price whichever you choose after the walk.
Do I need a permit for a pergola in Dallas?
Not for a detached one-story cover under 200 square feet on a house lot that stays out of the front and side setbacks. Attached or larger, yes. In a conservation or historic district, the district review applies either way.
Can I attach a pergola to my house in Dallas?
Yes, on a permit. Attached covers are not on Chapter 52's no-permit list, and the footings under the posts carry an engineer's seal.
Can I build it myself on my homestead?
Yes, on a homeowner's permit signed before a city witness, with no paid help. The fan and lights still go to a licensed electrician unless you satisfy the Chief Electrical Inspector.
How long does a patio cover take in Dallas?
Design and the engineer's seal come first, then review in DallasNow. The build runs about 1 to 2 weeks on site. A conservation or historic district adds its own review ahead of the permit.
