How much does a salon build-out cost in DFW?+

Three typical bands: $40K to $60K for a boutique salon (1 to 3 stations, single shampoo bowl), $60K to $85K for a full salon with 4 to 8 stations and a color bar, and $85K to $150K for a med-spa with treatment rooms and specialty plumbing. Final number depends on station count, plumbing complexity, finish package, and landlord-imposed building rules.

What's special about salon plumbing?+

Each shampoo bowl and pedicure chair needs hot/cold supply, drain, and vent, which adds to material and labor cost vs a standard office TI. Adding a station mid-build is expensive because we have to open finished walls. Locking station layout before mobilize is the single biggest cost control on a salon build-out.

Do you handle the suite-style salon model (Sola, Phenix-style)?+

Yes. Suite-style salons add demising-wall framing and individual plumbing/electrical drops to each suite, typically 6 to 10 suites in a 2,000 SF footprint. Per-suite cost runs $4,000 to $9,000 on top of base TI. We've built both single-tenant salons and suite-model build-outs.

What about med-spa-specific scope?+

Med-spa adds treatment rooms (typically 200 to 300 SF each), specialty lighting, ADA-compliant exam areas, sometimes laser/IPL outlet requirements, and tighter HVAC requirements (CFM per treatment room). Plan on $85K to $150K for a small-to-mid med-spa depending on treatment-room count and finish level.

How long does a salon build-out take?+

Boutique salons typically complete in 4 to 6 weeks from permit pull. Full salons run 6 to 10 weeks. Med-spas run 8 to 14 weeks. We give you a real schedule before you sign, not an aspirational date.

Will the price hold? Or will it creep?+

It holds. Our scopes get a clear price at signing and that price is locked. Change orders only happen if you request a scope change, and they're priced in writing before any work starts. Salon owners get burned by mid-build station-count changes. We won't price-trap you, but we will be honest about how much each added station costs.
