Each shampoo bowl and pedicure chair needs hot/cold supply, drain, and vent — adding to material and labor cost vs a standard office TI. Adding a station mid-build is expensive because we have to open finished walls. Locking station layout before mobilize is the single biggest cost control on a salon build-out.
Yes. Suite-style salons add demising-wall framing and individual plumbing/electrical drops to each suite — typically 6–10 suites in a 2,000 SF footprint. Per-suite cost runs $4,000–$9,000 on top of base TI. We've delivered both single-tenant salons and suite-model build-outs.
Med-spa adds treatment rooms (typically 200–300 SF each), specialty lighting, ADA-compliant exam areas, sometimes laser/IPL outlet requirements, and tighter HVAC requirements (CFM per treatment room). Plan on $85K–$150K for a small-to-mid med-spa depending on treatment-room count and finish level.
Boutique salons typically complete in 4–6 weeks from permit pull. Full salons run 6–10 weeks. Med-spas run 8–14 weeks. We give you a real schedule before you sign — not an aspirational date.
