That covers rubber flooring, equipment electrical, ventilation, showers and lockers and mirror walls, built to your opening date. Each job is scoped and priced per project after a site walk, lump sum from a written scope before any deposit, with no published starting price, and we pull the permits and schedule the inspections.

Full interior build-out of a pediatric clinic in Mansfield, taken back to bare structure with the ceiling opened up, then rebuilt. Partition walls were framed to the taped floor layout, and MEP was coordinated and inspected overhead before anything closed up. Exam rooms and the corridor were finished in plank flooring with stained trim and doors, plus casework, lighting and interior signage.

Mansfield, TX
Front-of-house rebuild in a doctors' office in Mansfield, across two counters. At the front desk, the glass-enclosed check-in window came out and the counter under the soffit was rebuilt in full-height quartz waterfall panels, mitered at the corners, with a raised transaction ledge. A second counter run was rebuilt with a dark wood slat front under a light quartz top, its service openings reframed with painted mullions, and a lower counter section at the end of the run beside a pass-through to the adjoining room.

On the published card: Studio refresh $40 to $80/SF. Fitness studio, open plan from shell $60 to $110/SF. Showers and locker rooms add $25,000 to $60,000, and a heated room $15,000 to $45,000. Applied to typical floors, a boutique studio, a small-group studio with showers and a full gym land in the three bands below. Final number depends on shower count, equipment electrical, and how much HVAC needs upgrading.
HVAC. Standard office TI HVAC is sized for office occupancy and dry conditions. Fitness spaces need more CFM per square foot and dehumidification capability. Adding HVAC capacity mid-build is expensive, so we size it correctly at the scope stage and price it as its own line, by class size and equipment load. A heated room is a separate adder on the published card, $15,000 to $45,000.
Depends on the use. Yoga and pilates: 3/8" interlocking rubber over the slab is fine. Boutique strength: 1/2". CrossFit or Olympic lifting platforms: 3/4" minimum, often with dedicated lifting platforms. We bring rubber samples when we visit so you can feel the difference, and we'll match the spec to your equipment.
Yes. Showers add plumbing, a waterproof membrane under the tile, ventilation, and proper drainage; locker rooms add framing and a finish package. On the published card showers and locker rooms are an adder of $25,000 to $60,000 on top of the studio range.
Rig anchoring depends on whether you're going floor-mounted, wall-mounted, or both. Floor-mounted rigs typically need 3/4" rubber over the slab plus through-bolt anchoring into the concrete; we coordinate with your rig vendor for cutsheets and confirm anchor specifications before pour or core. Wall-mounted rigs need engineered backing, usually steel plate behind the drywall.
Yes. Our fitness build-out scopes get a clear price at signing and that price is locked. Change orders only happen if you request a scope change, and they're priced in writing before any work starts. No surprise overruns absorbed into the invoice.
