HVAC. Standard office TI HVAC is sized for office occupancy and dry conditions — fitness spaces need more CFM per square foot and dehumidification capability. Adding HVAC capacity mid-build is expensive, so we size it correctly at the scope stage. Plan on $8K–$25K for HVAC upgrades above the base TI number depending on class size and equipment load.
Depends on the use. Yoga and pilates: 3/8" interlocking rubber over the slab is fine. Boutique strength: 1/2". CrossFit or Olympic lifting platforms: 3/4" minimum, often with dedicated lifting platforms. We bring rubber samples to the consult so you can feel the difference and we'll match the spec to your equipment.
Yes. Showers add plumbing (typically $2K–$4K per shower stall), waterproof membrane under the tile, ventilation, and proper drainage. Locker rooms add framing and finish package. Plan on $25K–$50K added to your base TI for a 2-shower + locker room scope, more for a full members-club locker room.
Rig anchoring depends on whether you're going floor-mounted, wall-mounted, or both. Floor-mounted rigs typically need 3/4" rubber over the slab plus through-bolt anchoring into the concrete; we coordinate with your rig vendor for cutsheets and confirm anchor specifications before pour or core. Wall-mounted rigs need engineered backing — usually steel plate behind the drywall.
