Height is the number, not area.

A deck at grade is a frame on piers with boards across it. Lift the same deck four feet and it needs deeper footings, a beam that carries further, guardrail to code, and stairs with a landing. The square footage did not change and the price did.

The second thing that moves it is what you walk on. Pressure-treated pine, cedar and composite are three different materials at three different costs, and the frame under a composite deck has to be built tighter because the boards telegraph every dip in the joists.

Anything found behind a wall or under a slab that changes the work gets priced and approved before we touch it. That is a change of work, in writing, not a surprise on the final invoice.

Payment is by ACH, card, check or cash, on the schedule written into the contract.

  • ▲Rot or a failing ledger found once the old deck is off

  • ▼A simple rectangle instead of angles, wraps or multiple levels
  • ▼Restoring a sound frame rather than replacing the whole structure

Common Questions

What does a deck cost?

We quote decks from the walk rather than publishing a rate, because height changes the number more than size does and neither is knowable from a phone call. Every other scope on this site publishes its standards; decks do not yet, and we would rather say that than put up a figure we cannot stand behind. Tell us the height, the footprint and the decking material and you will have a written number within five business days.

Can my old deck be saved?

Often. The frame is what matters: if the posts, beams and joists are sound and the ledger is properly flashed to the house, replacing the decking and rail on top of it costs a fraction of a rebuild. What kills a deck is water at the ledger and rot at the post bases, and both are visible once we pull a board or two. We check before quoting a replacement.

Cedar or composite?

Cedar is cheaper up front, looks better the day it is finished, and needs cleaning and re-coating every few years to stay that way. Composite costs more, never needs staining, and gets hot in full Texas sun. If the deck is shaded and you enjoy maintaining it, cedar. If it faces west and you want to forget about it, composite, and budget for the better frame it needs.

Do I need a permit for a deck?

Usually yes once it is attached to the house or raised above a certain height, and the threshold varies by city. Attachment is the part inspectors care about most, because a ledger fastened wrong is how decks come off houses. We tell you which side your scope lands on at the walk rather than after the footings are in.

How long does a deck take?

Most residential decks are one to two weeks on site once materials are in, plus permit review where it applies. Demo and footings come first, the concrete cures, then framing, decking, rail and stairs. A restoration on a sound frame is faster, often several days.

Do you stain and restore decks as well as build them?

Yes, and it is worth doing before a deck needs replacing rather than after. Restoration is cleaning, sanding back the grey, replacing the boards that are past saving, resetting popped fasteners and re-coating the whole thing. A deck that gets this every few years lasts a great deal longer than one that does not.
