What the City of Sachse requires
Sachse’s fence rules are in Code § 3-9 plus a detailed residential permit handout. It is the most prescriptive ordinance in our area on how a fence is actually built. Permit required. Fee $75.00. The fence contractor must also register as a General Contractor with the city before the permit issues. Trigger: a new fence or gate, replacing or relocating posts, repairing or replacing more than 25 percent of the existing fence, changing the height, or changing the material. Pickets alone can be swapped without a permit if none of those apply. Footing depths, in the code itself. Fences under 7 feet: posts at maximum 8 feet on center in a concrete footing no less than 24 inches deep . Fences 7 feet and over: posts at maximum 6 feet on center in a footing no less than 36 inches deep . Eight feet maximum along the rear property line and on side yards from the rear property line to the front building line. Front yard 3 feet, or 4 feet on lots of one acre or more . Vinyl is prohibited. Permitted: stone, masonry, brick, wood, decorative tubular steel, chain link, split rail, composite. Prohibited: sheet metal, corrugated or enhanced metal panels, plywood, fiberglass and vinyl. Corner lots: the fence may run to the property line at full height except a 15-foot site angle. Driveway and alley intersections need a 10 by 10 foot clear triangle; street and alley intersections need 15 by 15. Decks and patios are permitted as flatwork. Sachse publishes no size exemption we could verify, so we confirm the threshold and the fee with the city rather than assuming either. Attached patio covers need a full plan set including foundation details with pier depth and width, and all-metal structures require plans stamped by a Texas licensed engineer. Paving is limited to 10 percent of total lot coverage, though pools, decking, required driveways and patios are exempt. Vinyl is banned here and allowed in Rowlett
Rowlett, immediately south, lists PVC as a permitted fencing material. Sachse expressly prohibits vinyl. Two adjacent cities, opposite answers to the same question. This comes up more than you would think. If a neighbor on the Rowlett side has a vinyl fence and you want to match it in Sachse, you cannot. Why Sachse writes footing depths into law
Sachse’s dominant soils are Heiden clay, Houston Black and the Ferris-Heiden complex, plus Tinn and Trinity clay in the creek bottoms along Muddy Creek and Rowlett Creek. Heiden measures 13.25 percent linear extensibility over the top three feet and Ferris measures 14.39 percent, both marginally higher than Houston Black’s 13. These are among the most active soils in the region. That is almost certainly why Sachse codifies 24 and 36 inch footings when most cities say nothing at all.
