Do You Need a Fence Permit in Rockwall or Royse City?

Short answer: yes, in both cities. Here's what each one requires, what it costs, and where the official rules live.

Both the City of Rockwall and the City of Royse City require a permit before you build a new fence. The residential fence permit fee is currently $75 in each city, and both cities publish their requirements online. We link the official sources below. Fence permits in Royse City

Royse City's Building Inspection Department states plainly that a permit is required for all fences . Per the city's official Fence Permit Information Guide , here's what a residential fence permit involves:

  • Fee: $75 for residential fences.
  • What you submit: a permit application, a site/plot plan showing the fence relative to property lines, pools, easements and the house, and a materials list, uploaded through the city's MyGov portal or emailed to permits@roysecity.com.
  • Posts: fence posts must be 2-3/8" steel.
  • Height: maximum fence height is 8 feet from grade.
  • Corner lots: privacy/security fences may be built no closer than 7 feet to the side property line on corner lots.
  • Pool fences: fences that serve as swimming pool barriers must meet the 2018 ISPSC barrier requirements.
  • Inspections: requested via MyGov, by email, or by calling the city at 972-524-4710.

Fence permits in the City of Rockwall

Rockwall requires a fence permit as well. On the city's current Schedule of Building Permits and Miscellaneous Fees :

  • Fee: $75 for a fence permit ($125 for a screening wall).
  • Skipping it is expensive: the fee schedule doubles the permit fee for working without a permit.
  • Contractor registration: fence contractors must be registered with the city (we handle our own registration, worth asking any bidder about theirs).

Height, material and placement standards, including front-yard and corner-lot visibility rules, are set by Rockwall's Unified Development Code and can vary by zoning district and lot type, so we won't quote specifics here that could be wrong for your street. HOA approval. Many neighborhoods in Rockwall, Fate, Royse City and Heath require HOA architectural approval before the city permit, often with rules on height, stain color and which way the pickets face. City permit and HOA approval are separate; getting one doesn't cover the other. Check your HOA documents early, because approval turnaround can take longer than the city's.

Corner lots. Cities restrict fences near street corners and driveways so drivers can see. Royse City's 7-foot side-setback rule for corner-lot privacy fences is spelled out in its guide; other cities handle visibility through their own zoning rules. If you're on a corner, flag it when you get quotes. It changes the layout.

Repairs vs. new fences. Whether a like-for-like repair needs a permit depends on the city and the scope of work. When in doubt, a quick call to the city (or to us) settles it before anyone digs.
