What the City of Frisco requires

Frisco's own permit pages set out the fence rules a homeowner runs into first. A fence permit is required for every fence.

  • The one exception is repairing or replacing part of a fence, limited to two sections or 16 feet.
  • Eight feet maximum, measured from grade, in the rear and side yards of the house. Four feet in front of it.
  • Vision clip, access and maintenance requirements apply, and no part of a fence may cross a property line.
  • The residential fence permit is $75.00 under the consolidated fee schedule effective 1 October 2026, and starting work without a permit doubles the fee.
  • The application is a survey with the new fence marked on it.
  • Replacing a fence around a residential pool brings in the city's Health and Food Safety requirements as well.
  • Contractors register with Building Inspections before they can apply, and the registration expires on the day the contractor's general liability insurance does.
  • The fence ordinance itself also sets material and other details those pages do not repeat, so we confirm them with Building Inspections for your lot before we pull the permit.

Patio covers, pergolas and decks

Frisco builds to the 2024 International Residential Code, with local amendments, in effect since 1 March 2026.

  • Every accessory structure needs a building permit before it goes up, and the city names patio covers, arbors, gazebos, storage buildings and detached garages.
  • Setbacks depend on the lot and its zoning, and building materials on the structure's size.
  • The city's own answer is to ask Building Inspections, and we do that before drawing.
  • A patio cover, arbor or deck permit is $75.00 plus 59 cents for each square foot of gross area, up to $550.00.
  • An outdoor fireplace or kitchen is $75.00 plus $25.00 for each added element, up to $150.00.
  • The submittal is a survey with the structure and its distance to every property line marked.
  • It also needs framing drawings with the post and beam sizes, a front and side elevation, a material list and a footing detail showing how the posts are anchored and how deep.
  • A cover attached to the house adds the bracket types, the bolt sizes and lengths, and what on the house it fastens to, brick included.
  • Aluminum, steel and vinyl structures must be engineered.
  • Frisco prices a deck on the same fee line as a patio cover.
  • Whether a small, low, freestanding deck keeps the model code's exemption under Frisco's amendments is a question we put to Building Inspections first.
  • Every section of the city's checklist ends the same way: some subdivisions require HOA approval.

The ground under a Frisco fence

Frisco straddles two soil surveys. Clipped to the city limits, about 63 percent of its mapped soil is in the Collin County survey and 37 percent in Denton County's.

  • Houston Black clay is the largest soil at about 34 percent, then Heiden at 18, Branyon at 12 and Austin at 12.
  • Of the ground the USDA survey rates, 75 percent is high or very high for shrink-swell across the top three feet, and 72 percent is very high.
  • Branyon is a very deep clay on old stream terraces.
  • When it dries it cracks one to three inches wide and 20 inches or more deep, and the cracks stay open 90 to 150 days in most years.
  • Stephen, at about 6 percent, is the opposite: a shallow soil with chalk 7 to 20 inches down.
  • So a long fence run in Frisco can cross very different ground, and we size footings for the worst stretch of it rather than the average.

Source: Soil figures computed by us from USDA-NRCS SSURGO map units clipped to the Census city boundary and rated by linear extensibility over the top 36 inches; these are city-level figures, not parcel-level. A specific address needs its own lookup, which we do before quoting a long run.

Frisco Questions

Home project questions in Frisco

Do I need a permit to repair my fence in Frisco?

Not to repair or replace part of a fence, up to two sections or 16 feet. Past that, or for any new fence, Frisco wants a permit. The residential fence permit is $75.00.

How tall can a fence be in Frisco?

Eight feet from grade in the rear and side yards of the house, and four feet in front of it. Vision clips at corners and driveways still apply, and no part of the fence may cross the property line.

What does a patio cover permit cost in Frisco?

$75.00 plus 59 cents for each square foot of gross area, capped at $550.00, under the fee schedule effective 1 October 2026. An arbor and a deck are priced on the same line.

Does an aluminum pergola need an engineer in Frisco?

Yes. Frisco's submittal checklist requires aluminum, steel and vinyl structures to be engineered. A wood structure needs framing drawings with post and beam sizes and a footing detail instead.

How close to the property line can a patio cover go in Frisco?

It depends on your lot's zoning. The city's own guidance is to ask Building Inspections for the setbacks, so we do that before we draw anything.

Does my contractor have to register in Frisco?

Yes. Contractors register with Building Inspections before they can submit a permit, and the registration expires the day their general liability insurance does. It is fair to ask any bidder whether theirs is current.
