What does Frisco need before an outdoor kitchen is built?
A building permit for the island, filed online with a survey marking where it goes, a front elevation with its dimensions, materials and footing, and a list of the appliances. The plans say whether the grill runs on natural gas or propane, and a sink or ice chest drains to the sanitary sewer. Gas and wiring go in on their own trade permits, under contractors registered with Frisco.
Frisco's outdoor kitchen checklist
Outdoor kitchens and grills have their own entry on Frisco's residential alteration checklist. It is short, and each line is something the reviewer looks for.
- The kitchen files online as an Other Home Improvements building permit, with the property survey marked to show where the island goes and how far it sits from every property line. City of Frisco Residential Alteration Submittal Requirements, Form 4038, February 2026, Outdoor kitchens and grills, item 1
- A front elevation of the island goes with it, drawn to its real shape and size, naming the materials and showing the footing it sits on. City of Frisco Residential Alteration Submittal Requirements, Form 4038, February 2026, Outdoor kitchens and grills, item 2
- The application lists every appliance: grill, refrigerator, sink, ice maker, pizza oven or ice chest. Choosing them before the island is drawn is what keeps the permit and the cutouts in step. City of Frisco Residential Alteration Submittal Requirements, Form 4038, February 2026, Outdoor kitchens and grills, item 3
- A sink or ice chest in an outdoor kitchen has to drain to the sanitary sewer line, and the plans state whether the grill will burn natural gas or propane. City of Frisco Residential Alteration Submittal Requirements, Form 4038, February 2026, Outdoor kitchens and grills, items 3 and 4
- Electrical, mechanical and plumbing work can be requested as self-service trade permits, separate from the building permit for the island. City of Frisco Residential Alteration Submittal Requirements, Form 4038, February 2026, Self Service Permits, p. 3
Read from the city’s own documents on the dates linked. Codes and fees change and city staff interpret them, so we confirm for your address before we pull the permit.
How the permit fees add up
- The island itself falls under the Outdoor Amenity line, which covers kitchens and fireplaces: $75, plus $25 for each element after the first, to a cap of $150. City of Frisco Permit, Inspection and Miscellaneous Consolidated Fee Schedule, effective 10/1/2026, Outdoor Improvements, p. 3
- A plumbing permit is $50 to issue. A sink adds $7 as a fixture on one trap, and a gas system of one to five outlets adds $5. City of Frisco Permit, Inspection and Miscellaneous Consolidated Fee Schedule, effective 10/1/2026, Plumbing Permit Fees, p. 10
- An electrical permit is also $50 to issue, plus $4.75 for each residential appliance wired in, such as an outdoor refrigerator. City of Frisco Permit, Inspection and Miscellaneous Consolidated Fee Schedule, effective 10/1/2026, Electrical Permit Fees, p. 7
- Work that starts before its permit, outside an emergency, is charged double the permit fee. City of Frisco Permit, Inspection and Miscellaneous Consolidated Fee Schedule, effective 10/1/2026, Miscellaneous Building Permit Fees, p. 4
Read from the city’s own documents on the dates linked. Codes and fees change and city staff interpret them, so we confirm for your address before we pull the permit.
Who may run the gas and the power
- General, electrical, plumbing and mechanical contractors all register with Frisco Building Inspections before a permit can issue. State-licensed trades send a copy of the master's license, which the city checks against the state boards. City of Frisco, Contractor Registration Information
- Each subcontractor is validated before the permit is issued, and a registration lapses on the day the contractor's general liability insurance does. City of Frisco, Contractor Registration Information
- Gas work is held to the 2024 International Fuel Gas Code with Frisco's amendments, in force since March 1, 2026. Wiring is held to the 2023 National Electrical Code with amendments. City of Frisco, Adopted Codes
Read from the city’s own documents on the dates linked. Codes and fees change and city staff interpret them, so we confirm for your address before we pull the permit.
Fire near the island
- A fire pit in the same plan keeps 15 feet from the house and 10 feet from anything combustible, counted from the pit's outer edge. Wood cabinets and a wood cover both count. City of Frisco Residential Alteration Submittal Requirements, Form 4038, February 2026, Fire pit, p. 2
- Frisco's rule against grills within 10 feet of a building is written for apartment houses. It does not reach a grill at a single-family home. City of Frisco Fire Prevention FAQ, Am I allowed to have a barbecue grill on my apartment patio?
Read from the city’s own documents on the dates linked. Codes and fees change and city staff interpret them, so we confirm for your address before we pull the permit.
Frisco Questions
What people in Frisco ask us
Does an outdoor kitchen need a permit in Frisco?
Yes. The island is a building permit with its own checklist, and the gas, plumbing and wiring are trade permits on top of it. We put the set together and file it.
Natural gas or propane for the grill?
Either one. Frisco only asks that the plans say which. Natural gas means a line run from the meter on a plumbing permit by a registered plumber. Propane means a tank, and a grill rated for it.
Where does the outdoor sink drain?
To the sanitary sewer. Frisco requires it for sinks and ice chests, so the distance to the house sewer line is part of the design from day one.
Does my HOA have a say?
Possibly. Frisco's checklist notes that some subdivisions require HOA approval for outdoor kitchens. We plan that review alongside the city's.
How long does an outdoor kitchen take in Frisco?
About 1 to 2 weeks on site for the island once the appliances arrive. The permits, the gas line and the trade inspections add to that, and you get the full sequence before we start.
How do you price a custom outdoor kitchen in Frisco?
After a walk of the yard, where we measure the runs to the gas meter, the panel and the sewer line. It is priced in writing, and the price does not move unless the scope does.
