What does Garland require for an outdoor kitchen?
The gas line is a plumbing permit with its own rules: 18 inches deep, in factory coated steel or poly, pulled by a registered master plumber unless you own, live in and homestead the house. The structure is a building permit. The wiring goes in under a registered electrical contractor, or under your own homeowner affidavit if you do it yourself.
The gas line to the grill
Moving or extending a gas line in Garland is a gas relay permit, and the city's page for it reads like a spec sheet.
- A gas relay permit is $150 whether a homeowner or a contractor pulls it, plus Garland's non-refundable 4.5 percent technology surcharge. City of Garland, Gas Relays
- The pipe goes 18 inches deep. Black steel and galvanized steel are not approved underground, so the line is factory coated steel or polyethylene, with field wrap only at joints and nipples. City of Garland, Gas Relays
- A plastic gas line gets a yellow tracer wire in the trench, so it can be found later, and a factory riser where it comes up out of the ground. City of Garland, Gas Relays
- An owner who lives in the house and has a homestead on it may pull the gas permit on a Homeowner's Affidavit, showing a driver's license at that address. Anyone else hires a state licensed master plumber registered with Garland. On a rental, the registered master plumber does the work, no exceptions. City of Garland, Gas Relays
- The trade permit form says the same thing from the other side: the holder is a subcontractor licensed and registered by Garland, or the homeowner who lives in the home. City of Garland Subcontractor Permit Application, revised 03/10
Read from the city’s own documents on the dates linked. Codes and fees change and city staff interpret them, so we confirm for your address before we pull the permit.
Wiring and the building permit
- Garland's electrical homeowner affidavit covers work the owner installs personally, in a home the owner lives in. It states that hiring anyone else for that work, paid or unpaid, is illegal. Everyone else uses a licensed electrical contractor registered with Garland. City of Garland Electrical Homeowner's Affidavit, revised February 2003
- The residential permit application asks whether electrical, mechanical or plumbing subcontractors are involved. If they are, they must be licensed, registered or bonded with Garland, and a subcontractor validation form goes with the application. City of Garland Permit Application for Residential Construction, revised 11/23
- The Development Code requires a building permit for any new construction, addition, repair or alteration to a building in the city. A permit with no inspection for 730 days expires. Garland Development Code, Chapter 4, Article 1, Division 4, Building Permit, §§ 4.11 to 4.13
Read from the city’s own documents on the dates linked. Codes and fees change and city staff interpret them, so we confirm for your address before we pull the permit.
Where the kitchen structure can sit
- A patio cover attached to the house can overhang 2 feet into the rear yard and 3 feet into a side yard, with every distance measured from the posts to the property line. City of Garland, Patio Cover
- Garland's accessory building rules hold any building over 144 square feet at least 6 feet from the house. On a corner lot, an accessory building meets the house's own setbacks, typically 20 feet from the side street. City of Garland, Accessory Storage Building
- At 400 square feet and up, an accessory building needs a slab or pier and beam foundation, and any wood post set in the ground has to be treated. The permit is a flat $150 since October 1, 2026. City of Garland, Accessory Storage Building
Read from the city’s own documents on the dates linked. Codes and fees change and city staff interpret them, so we confirm for your address before we pull the permit.
Garland Questions
What people in Garland ask us
Can I run the gas line to my grill myself in Garland?
Only if you own the house, live in it and have a homestead on it. Then you can pull the permit on a homeowner's affidavit. Otherwise it is a state licensed master plumber registered with Garland.
How deep does a gas line go in Garland?
Eighteen inches, in factory coated steel or poly. Black or galvanized steel is not allowed underground, and a poly line needs a tracer wire and factory risers.
Can a friend who is an electrician wire it?
Not under your homeowner affidavit. Garland's affidavit says the owner does that work personally. A friend who is licensed has to be registered with Garland and pull the permit as the contractor.
Does my outdoor kitchen need a building permit in Garland?
If it adds or changes a structure, yes. The Development Code covers new construction, additions, repairs and alterations, and the gas and wiring carry permits of their own.
How long does an outdoor kitchen take in Garland?
The island itself runs about 1 to 2 weeks on site once the appliances are here. The gas relay, the wiring and their inspections set the rest of the schedule.
How do you price an outdoor kitchen in Garland?
In writing, after a site walk that measures the run to your gas meter and panel. The price holds unless the scope changes.
