What does Dallas require for a travertine paver patio or walkway?
Whether the stone itself needs a building permit depends on the job, so we confirm it for your address. The rules that reliably apply sit at the edges. The strip by the street is city property with its own paving permit, runoff may not be sent onto a neighbor's lot, and a landmark district wants its approval before any outside work starts.
Built in Dallas
The Dallas courtyard we laid
We laid about 470 square feet of travertine pavers in a French pattern across a back courtyard in Dallas, sealed and curving into a planting bed.
Scope as contracted: About 470 SF of travertine pavers laid in a French pattern across a back courtyard.

Where your lot stops and the city's starts
A walkway that runs out to the street, or a drive approach in matching stone, crosses onto city property.
- Paving on city property, meaning a drive approach, a sidewalk or curb and gutter, takes its own Dallas paving permit. Only a bonded paving contractor can be issued one. City of Dallas Paving Permit Application, Required Documents for Sidewalk/Drive Approach, 3/29/2024
- That application wants two site plans drawn to scale, showing the property lines, where the paving goes, the utilities, and the thickness, material and reinforcing. A protected tree that has to come out for it needs a tree removal permit and mitigation. City of Dallas Paving Permit Application, Required Documents for Sidewalk/Drive Approach, 3/29/2024
- A Dallas homeowner may act as their own contractor on a homestead, but that exemption does not cover drive approaches or sidewalks in the right-of-way, swimming pools or additions. City of Dallas Homeowner's Exemption from Registration as a Contractor

Water, trees and the floodplain
- The Dallas Development Code prohibits lot-to-lot drainage, Section 51A-8.611(e), as the city's grading affidavit spells out. Water off a new patio has to leave your lot without crossing a neighbor's, so we set the slope before the first stone goes down. City of Dallas Residential In-Fill Grading Waiver Affidavit, 3/29/2024
- All development inside the 100-year floodplain needs a fill permit or a floodplain alteration permit, and no fill may be placed until the Dallas Water Utilities director approves it. If your back yard is mapped in the floodplain, we check with the city before any base material comes in. City of Dallas Fill Permit or Floodplain Alteration Permit Application
- A lot under two acres with a house or duplex on it does not need a permit to remove a protected tree. A vacant lot, a lot of two acres or more, or one where the house is being torn down does. City of Dallas Arborist, Tree Removal (Sec. 51A-10.130)
- Dallas bills each home's monthly stormwater fee by its square feet of impervious area, meaning hard surface that water runs off, in four tiers with breaks at 2,000, 3,500 and 5,500 square feet. The city page does not say how a new patio is counted, so we give you its square footage in writing. Dallas Water Utilities, Stormwater Billing

Landmark districts and Dallas landmarks
If your lot is in a Dallas landmark district, work outside the house has its own review on top of any permit.
- On a lot in a landmark district, or a house listed as a Dallas landmark, a Certificate of Appropriateness is required before any exterior work can begin. City of Dallas Historic Preservation, Landmark Review Process
- Repairing a sidewalk or driveway in the same material and color counts as routine maintenance, handled by staff. Those are processed within 21 days, and most take 7 to 10 business days. City of Dallas Historic Preservation, Landmark Review Process
- Work that is not on the routine list goes to the Landmark Commission, and a change of material, like stone where there was concrete, is not on it. Applications are typically due at noon on the fourth Monday, the hearing is usually the first Monday of the next month, and the signed certificate follows about 10 days after. Dallas Questions
What people in Dallas ask us
Do I need a permit for travertine pavers in Dallas?
It depends on the job, and we confirm it for your address. Any part that runs onto the city strip at the street needs a Dallas paving permit, pulled by a bonded paving contractor.
Can my new walkway connect to the city sidewalk?
Yes, but the piece in the right-of-way is city property. It goes on its own paving permit with two scaled site plans, and a homeowner cannot pull that one on the homestead exemption.
Where does the water go off a stone patio?
Away from the house and off your lot without crossing a neighbor's. Dallas bans lot-to-lot drainage, so the slope and the exit point are planned before the base is graded.
I live in a landmark district. What changes?
You need a Certificate of Appropriateness before outside work begins. A like-for-like repair is a staff review. New stone over old concrete is not on the routine list, so plan on the Landmark Commission, which adds about 3 to 8 weeks depending on where the filing deadline falls.
How long does a travertine patio take?
Usually 2 to 5 working days on site once the stone is in hand. A base that has to be dug out and rebuilt adds days, and a landmark review adds weeks before we start.
How do you price travertine in Dallas?
We walk the yard and put the price in writing. The base, the pattern, the steps and curves, and how the stone gets to the back yard move it most. The price does not change unless the scope does.
