When Sachse wants a permit for kitchen work

• The city's remodel procedures name the jobs that skip the permit: painting, replacing floor tile, installing cabinets and similar upkeep. • A homeowner may wire up to three 20-amp circuits, 60 amps in all, in their own home. Beyond that Sachse requires an electrical contractor with a master license. A kitchen with a new range, dishwasher and island outlets usually needs more than three, so we plan on a licensed electrician. • The city files exhaust vents under mechanical work, next to heating and air, on a permit held by a state-licensed HVAC contractor. What the city charges, and who may work

These are Sachse's fees, not ours. They show up as their own lines on our estimate.

• The remodel procedures say the permit fee is based on the value of construction materials. The fee schedule adopted in September 2026 sets a residential remodel's declared value at no less than $100 for each square foot, then runs that value through the city's valuation table. • Every contractor and sub on the job registers in SmartGov before the permit is issued. A general contractor pays $100 a year. • A kitchen remodel is inspected in this order where the work calls for it: plumbing rough, framing, electrical rough, mechanical rough, plumbing top-out, utility final and building final. Ask by 4:00 PM for the next business day, and plan around the office closing at 11:30 on Fridays.
