A mudroom works or fails at the door the family actually uses.
In most houses here that door is the one from the garage, not the front door. Bags, shoes, sports gear and the dog all come through it. A mudroom works when each of those has a place within a step or two of that door, at a height the person using it can reach. A laundry room works when the washer, dryer, sink and folding counter sit in the order the clothes travel.
Both rooms are mostly plumbing, power and venting hidden behind cabinetry. The washer needs supply lines and a drain. The dryer needs its circuit or a gas line, and a vent that reaches outdoors in a short, straight run. A utility sink or pet wash needs a drain the slab may not have in that spot. We find where all of it runs now before drawing anything, because moving it is where the cost sits.
We plan and build the whole room, mid-grade to high-end: the rough-in, tile, lockers and cabinetry built to fit, counters and finish. A row of hooks and a shelf, or a washer box swapped on the same wall with nothing designed, is not our work.
How the planning works
Measured, drawn and picked before anything comes out.
Step 1
How the house comes in
Which door gets used, by whom, and what lands there: backpacks, boots, leashes, a stroller, the mail. That sets the number of lockers, their width, the bench height and where a charging shelf goes.
Step 2
Find the hookups
Where the water, drain, dryer circuit or gas line and vent run today, and what is under the floor. On a slab, a new drain for a sink or pet wash means cutting the slab, so that gets decided first.
Step 3
Layout and elevations
Lockers, bench, cabinets, folding counter and machines drawn to the inch, with the dryer vent routed the shortest way outdoors and any floor drain or pet wash located on the plan.
Step 4
Selections and written scope
Cabinet material, counter, tile, sink, faucet and hardware, named in one written price along with the plumbing, electrical, venting and permits.
Finish levels
Mid-grade or high-end, named by what goes in.
Most rooms mix the two. Tell us where you want to spend and where you do not, and the written scope names every material either way.
Mid-grade
- Paint-grade lockers with hooks, a bench with cubbies and a shelf above
- Laminate or butcher-block folding counter over front-load machines
- Upper cabinets and a hanging rod over the counter
- Porcelain tile or luxury vinyl plank floor
- A drop-in utility sink set in the counter
High-end
- Full-height lockers with doors, a drawer bench and a charging cabinet wired inside
- Quartz counter with an undermount sink and a pull-down faucet
- Cabinetry to the ceiling with pull-out hampers and a built-in drying rack
- Tile floor with a floor drain, and a tiled pet wash with a hand sprayer
- Washer and dryer raised on a built-in platform with drawers below
Moving the washer and dryer to another room is plumbing and venting work before it is cabinet work. The written price shows that part on its own line.
Code and permits
The rules that apply to this room.
- Laundry receptacles get a branch circuit of their own, wired in 12-gauge copper at minimum, with nothing else on it. City of Austin Residential Electrical Rough Inspection Checklist
- The washer's receptacle sits within 6 feet of where the washer goes. City of Austin Residential Electrical Rough Inspection Checklist
- Every receptacle in a laundry area is GFCI protected. City of Austin Residential Electrical Final Inspection Checklist
- An electric dryer outlet is fed by a 4-wire branch circuit, so a new or moved dryer location gets one. City of Austin Residential Electrical Rough Inspection Checklist
- The dryer exhausts outdoors through 4-inch smooth metal duct, no more than 35 feet from the wall to the outside cap, less for every bend, unless the dryer maker allows longer. No screws may stick into the duct where they catch lint. U.S. DOE Building America Solution Center, Proper Clothes Dryer Venting
Read from the model codes on the dates linked. Each city adopts its own edition with its own amendments, so we confirm the rules for your address before we pull the permit.

- A punch list before final payment, and a one-year workmanship warranty
How we quote it
We do not publish prices or ranges. Every job is measured and built for your house, so a number off a website would be a guess.
A site walk, then a written scope back within five business days. The scope names the work, the materials and the price, and the price does not move unless the scope does.
Anything found behind a wall or under a slab that changes the work gets priced and approved before we touch it. That is a change of work, in writing, not a surprise on the final invoice.
Payment is by ACH, card, check or cash, on the schedule written into the contract.
What Moves the Number
Up and down, before you ask for a quote.
Pushes price up
- Moving the laundry to another room, which moves water, drain, power and the vent
- A sink or pet wash where no drain exists, which on a slab means cutting it
- A gas line for the dryer, or a 240-volt circuit the panel has to make room for
- Full-height lockers with doors and a wired charging cabinet
- A tiled pet wash or floor drain, waterproofed the way a shower is
- Stone counters and cabinetry to the ceiling
Keeps price down
- Keeping the washer and dryer on the wall where the hookups already are
- Open lockers with hooks instead of doors
- A laminate or butcher-block counter
- A sink placed on the existing laundry drain
- Tile and cabinet selections made before demolition starts
Common Questions
Mudrooms and Laundry questions, answered
How much does a laundry room or mudroom remodel cost?
We price both in writing after a site walk and a drawn layout. What moves the number is whether the hookups move, whether a sink or pet wash needs a new drain, how much of the storage has doors, and what the counters are. Square footage matters less than any of those. The written price covers the room as drawn, and it holds unless the scope changes.
Can you move my laundry out of the garage or upstairs?
Yes, and it is the most common reason people call us about a laundry room. The move takes new supply lines and a drain, a laundry circuit, a dryer vent that can reach outdoors within the length allowed, and a drain pan under an upstairs washer to protect the ceiling below. We check the route for the drain and vent at the walk, before you commit to a location.
What does a good mudroom need?
A locker or cubby for each person who uses that door, a bench low enough to sit and pull off boots, and hooks at a child's reach if there are children. Add a drawer or shelf for keys, a charging spot with an outlet behind it, and a floor that can take wet shoes. Leave enough clear floor in front of the lockers for two people at once.
Do I need a permit for a laundry room remodel?
If the plumbing, wiring, gas or dryer vent changes, yes. Moving the laundry changes all of them. Cabinets and counters on their own usually do not need one. We pull the permits the scope needs and schedule each inspection as part of the job.
Can you add a dog wash to a mudroom?
Yes. A pet wash is a small shower: a drain, a waterproofed floor and walls under the tile, and a hand sprayer on a mixing valve. It can be raised to waist height for small dogs or built as a low step-in base for big ones. On a slab the drain usually means cutting the slab. We put it close to the door the dog comes in.
Built-in lockers or freestanding furniture?
Built-in, if you want it to fit and hold up. Built-in lockers are fastened to the wall, scribed to the floor and walls so nothing gaps, and sized to the space and the people using them. Freestanding pieces move with you, but they leave gaps and need anchoring so they cannot tip. We build the built-in kind.
How long does a mudroom or laundry room take?
When nothing moves, the work is cabinetry and finishes, and the room is usually back in use 1 to 3 weeks after the cabinetry is ready. Moving the laundry, cutting the slab for a drain or adding a pet wash puts rough-in and inspections at the front, which adds 1 to 2 weeks. The sequence goes in writing with the scope.
Why does the dryer vent matter so much?
Because a long, crushed or badly joined vent collects lint, which slows drying and is a fire risk. The vent runs outdoors in smooth metal duct, as short and straight as the room allows. When we move a dryer, the vent route is part of picking the spot, not something solved after the cabinets are in.
