How We Work
- 01
One point of contact, start to finish.
The principal who prices the job is the principal who walks it. No hand-off between estimator, project manager, and field crew.
- 02
Nothing bills ahead of the work.
Written scope, lump-sum pricing, and a draw schedule tied to completed work. You pay for what is in place.
- 03
Change orders priced before they are built.
If a condition changes the scope, it gets documented and priced in writing before the work continues. No surprises at closeout.

Founder-Led, Principal-Run
“The principal who prices the job is the principal who walks it. Show up. Do the work. Finish the punch list.”
i30 Builders LLC is a Texas limited liability company based in Royse City, TX, founded and run by Karson Lawrence. Field labor runs through a vetted subcontractor bench under direct principal oversight. We keep volume low on purpose: every project is personally overseen from permit set through punch list, with no junior PM hand-off and no detached estimator.
Recent work includes a pediatric clinic remodel in Mansfield phased around active clinic operations, a state facility interior TI in Longview, a design-build luxury retail concession in Mesquite, and office, restaurant, and medical scopes across McKinney, Crandall, Frisco, and Tyler.

Common Questions
What kind of work does i30 Builders take on?
Commercial tenant improvement, build-out, and renovation, from permit set through punch list. That covers office suites, retail storefronts and in-line spaces, medical and dental clinics, and industrial flex and warehouse office space. We also handle preconstruction: permit-set analysis, quantity takeoff, and scope gap analysis, and design-build delivery under a single contract with design partners and stamped engineering.
Who actually performs the field work?
Field labor runs through a vetted subcontractor bench under direct principal oversight. Licensed trades handle electrical, plumbing, and HVAC under their own state licenses. The principal who priced your job is on site running it, so scope, schedule, and quality stay with one person from the first walk to the last punch item.
What makes i30 Builders different from other commercial GCs?
Three things. One point of contact start to finish: the principal who prices the job is the principal who walks it. Written scope with lump-sum pricing and a draw schedule tied to completed work: nothing bills ahead of the work. And change orders are priced before they are built, never after.
How does billing work?
Lump-sum pricing against a written scope, with a draw schedule tied to completed work. You pay for work that is in place, not work that is promised. Anything outside the written scope becomes a priced change order before it is built.
Is i30 Builders licensed and insured?
Texas does not issue a statewide general contractor license, so there is no general license to hold. We carry $1M GL + $1M Umbrella in commercial general liability and umbrella coverage, and furnish a certificate of insurance to any landlord or property manager who asks. Trade subcontractors on electrical, plumbing, and HVAC carry their own state licenses for the work they perform.
