What Drives the Final Number

Up and down: the honest answer.

Pushes price up

  • ▲Specialty MEP (compressed air, vacuum, medical gas, dental amalgam separator)
  • ▲After-hours / weekend phasing in an active practice (30 to 50% schedule premium)
  • ▲X-ray room lead shielding or imaging vendor coordination
  • ▲ADA path scope discovered during the site visit (turning radius, door widths, restroom)
  • ▲Premium patient-facing finishes (real stone reception, custom millwork, branded waiting area)
  • ▲Landlord-imposed building rules (after-hours freight, MEP shutdowns)

Keeps price down

  • ▼Keep existing operatory layout: chair count and MEP locations as-is
  • ▼Standard medical-spec LVP + paint + ACT ceiling
  • ▼Weekend-only phasing if the practice can flex Saturday hours
  • ▼Walk the space with us early so specialty vendor cutsheets are locked before we mobilize
  • ▼Defer ADA scope if it's outside the renovation footprint (separate phase)

Mansfield, TX

Pediatric Clinic Build-Out

Full interior build-out of a pediatric clinic in Mansfield. Doctors' Office Reception & Check-In Rebuild, Mansfield, TX

Mansfield, TX

Doctors' Office Reception & Check-In Rebuild

Reception rebuilt in a doctors' office in Mansfield. The glass-enclosed check-in window came out, the openings were reframed with painted mullions, and the counter was rebuilt with a dark wood slat front under a light stone-look top, mitered and returned down the end of the run. A lower counter section sits at the end of the run beside a pass-through to the adjoining room.

Common Questions

Frequently asked

How much does a medical office renovation cost in DFW?+

Three typical bands: $30K to $55K for a single-room exam or treatment room refresh, $55K to $85K for a 3 to 5 room practice update (reception, sterilization, ADA), and $85K to $200K for a full-suite practice renovation with specialty MEP. Final number depends on room count, specialty MEP scope (compressed air, vacuum, medical gas), and finish package.

Can you work in an active medical practice without closing it?+

Yes. This is one of our most common scopes. We sequence work for after-hours (typically 6 PM to 6 AM) and weekends, use dust-containment systems, and maintain patient-facing wayfinding throughout. We've finished medical office refreshes with zero missed clinic days, the project we're most proud of.

What about dental-specific scope?+

Dental adds compressed air rough-in, vacuum lines, ADA-compliant operatory access, x-ray room shielding (where applicable), and tighter HVAC requirements. We've handled dental operatory updates and full multi-operatory practice renovations. Plan on $40K to $80K per operatory depending on whether plumbing is new or rerouted.

Do you coordinate with our equipment vendor?+

Yes. Dental chair, x-ray, sterilization equipment, and medical-imaging vendors need specific power, plumbing, and rough-in. We coordinate cutsheets with your vendor pre-build so we don't rough-in to the wrong elevation or amperage. Vendor coordination is part of the PM scope, not a change order.

What about HIPAA compliance during construction?+

We secure dust-containment partitions to protect patient-facing areas, restrict crew access to construction zones, and coordinate timing so PHI areas (charts, computers, imaging) are protected during work. Most practices also use the renovation window to retire old paper records, we can sequence around shredding-vendor visits if needed.

How long does a medical office renovation take?+

Single-room refresh: 2 to 3 weeks. Multi-room update: 5 to 8 weeks. Full practice renovation: 8 to 14 weeks. After-hours phasing on occupied practices typically adds 30 to 50% schedule time vs unoccupied. We give you a real schedule before you sign.
