A covered structure is four jobs, and they are priced separately.
Design and engineering. Concrete. The structure itself. Power out to it. Most quotes fold all four into one number, which is why they are impossible to compare and why the cheap one is usually missing a phase.
We price them as four, because they are four. You can see what each one costs, and you can decide to run power later without renegotiating the whole project.
The structure rate assumes real cedar on engineered piers with a standing seam roof. A pressure-treated frame on an existing slab with shingles is a different product and we will say so rather than quote this rate for it.

How we quote it
A site walk, then a written scope back within five business days. The scope names the work, the materials and the price, and the price does not move unless the scope does.
Anything found behind a wall or under a slab that changes the work gets priced and approved before we touch it. That is a change of work, in writing, not a surprise on the final invoice.
Payment is by ACH, card, check or cash, on the schedule written into the contract.

What does a covered patio cost?
The cedar structure is $119 per square foot with a $20,000 project minimum, which covers a post-and-beam frame on engineered piers with a standing seam metal roof, exposed rafters, corbels and a full stain finish. New concrete under it is $19 per square foot with a $6,000 minimum. The engineered plan set, structural detailing and permit fees are $2,200. A dedicated exterior circuit to two weather-rated outlets is $1,450.
Is this a pergola?
No. A pergola is open slats and it does not keep rain off anything. What we price here is a roofed structure: a standing seam metal roof over the full footprint, sloped for drainage, so the space underneath is usable in weather. If you want an open slat structure, say so at the walk and we will price that scope instead of quoting you this one.
Do I need a permit and engineering for a patio cover?
For a roofed structure, almost always. A roof is a load path and a reviewer wants to see where it goes, which means a stamped plan set showing post anchorage and roof framing. That is why design and engineering is its own phase here rather than buried somewhere. It is $2,200 and it includes the permit application and the city fees.
Can you build over my existing patio?
If the concrete is sound, level, and thick enough to take a pier, yes, and it takes the flatwork phase out of the project entirely. We core or excavate to check rather than guess, because a post anchored to a thin slab is the failure that shows up in the first real wind.
How long does it take?
Engineering and permit review is usually three to five weeks and runs before anything happens on site. Concrete is a day to pour and a week to cure enough to build on. The structure itself is one to two weeks depending on size and roof complexity. Plan on six to ten weeks from signature, most of it waiting on review rather than waiting on us.
What is the roof made of?
Standing seam metal, sloped for drainage across the full footprint. It is the panel that lasts on a structure this exposed and it does not shed granules onto the furniture underneath it the way an asphalt roof does.
