What the City of Crandall requires

Crandall's fence rules are in Section 9 of its Unified Development Code, the version the city posts as current, last amended in April 2017.

  • A residential fence, screen or wall tops out at eight feet.
  • No fence of any kind goes in a residential front yard.
  • Fences may be pressure-treated wood, decorative metal, poly-coated chain link or similar woven wire, stone, brick, or other materials traditionally used for fencing.
  • A decorative fence is pressure-treated wood pickets, decorative metal, stone or brick, and its solid surface may not exceed half its total area.
  • Above-ground electric fencing, uncoated galvanized chain link, hog wire, chicken wire and barbed wire are prohibited, except on lots of an acre or more that keep livestock.
  • A fence in a public easement needs a gate or removable panel for access, and the city is not responsible for damage when a utility works there.
  • Where a fence crosses a drainage easement, its bottom has to clear the design flow plus freeboard, a hinged gate spans the full easement, and the posts in it are designed for stormwater and debris.
  • Inside the 100 year floodplain that also takes a floodplain development permit.
  • At a street, alley or driveway intersection, a visibility triangle stays clear between 30 inches and eight feet above the ground.
  • The city's fee schedule, updated 12 January 2026, requires a permit for a new fence, a repair or a replacement.
  • It is priced by job value: $100.00 for a job up to $10,000, plus plan review at 65 percent of the permit fee.
  • Working without one costs double the fee on top of the original.
  • Contractors register with the city, $50.00 a year, and show proof of general liability insurance.

Patio covers, pergolas and decks

Crandall builds to the 2021 International Residential Code with the North Central Texas Council of Governments amendments.

  • Its fee schedule lists carports, pergolas and decks as accessory structure permits, priced by job value like a fence.
  • Section 7 of the development code then sets where they go.
  • No accessory structure goes in the front yard or ahead of the front building line.
  • A detached one stays three feet from common property lines and out of every easement. It also stays ten feet from the house.
  • The exception is a one story pool, spa, playhouse or gazebo built as an integral part of the house, or engineered to protect its foundation.
  • An attached patio cover follows the house's own setbacks and height limits.
  • Accessory structures have to be architecturally compatible with the house.
  • In a platted subdivision their walls stop at eight feet and the whole structure at fifteen. One line in the code is a drafting slip.
  • It says accessory buildings shall occupy more than 40 percent of the required rear yard, which only makes sense as a cap. We read it as one and confirm with the city.
  • Plans for an accessory structure go to the building official with the permit application.
  • Crandall publishes no deck size exemption of its own, so we ask before treating any deck as exempt.

The ground under a Crandall fence

Kaufman County as a whole is mostly claypan with a sandy lid. Crandall is not.

  • Clipped to the city limits, the USDA soil survey puts about 51 percent of Crandall on Houston Black clay, with Heiden at 16 percent, Ferris at 12 and Trinity at 7.
  • Every acre of it the survey rates comes out high or very high for shrink-swell across the top three feet, and 92 percent is very high.
  • No other town or county on this site comes out higher.
  • Ferris sits on the slopes, deep clay over mudstone.
  • When it dries it splits into cracks half an inch to three inches wide through a foot or more of the upper soil, for 120 to 150 days a year.
  • Trinity is flood plain clay, where dry cracks run more than 20 inches down.
  • Crandall's code sets no post depth for a residential fence, so on this ground depth is the first thing we size.

Source: Soil figures computed by us from USDA-NRCS SSURGO map units clipped to the Census city boundary and rated by linear extensibility over the top 36 inches; these are city-level figures, not parcel-level. A specific address needs its own lookup, which we do before quoting a long run.

Crandall Questions

Home project questions in Crandall

Can I fence my front yard in Crandall?

No. Crandall's development code allows no fence, screen or wall in a residential front yard. Behind it, the limit is eight feet.

Do I need a permit to repair my fence in Crandall?

Yes. The city's fee schedule requires a permit for a new fence, a repair or a replacement, priced by job value. A job up to $10,000 is $100.00 plus plan review.

Is chain link allowed in Crandall?

Poly-coated chain link is. Uncoated galvanized chain link fabric is prohibited, along with hog wire, chicken wire and barbed wire, except on lots of an acre or more that keep livestock.

How far from my house does a pergola have to be?

A detached accessory structure stays ten feet from the house and three feet from common property lines, and never in an easement. Attach it to the house and it follows the house's setbacks instead.

My address says Crandall. Am I inside the city?

Not necessarily. The city's own planning agendas place part of the Eastland development in Crandall's extraterritorial jurisdiction. Outside the city limits Kaufman County rules apply, so we check before we quote.

Have you built in Crandall?

Yes. We enclosed a Crandall back patio into a home office: framing, two windows, Hardie siding matched to the house, a mini-split, four data runs and a 30 ft concrete walk.
