What does McKinney ask for before a patio cover or pergola is built?
A permit filed online through the city's Citizen Self Service portal, with a scaled site plan and construction drawings. A roofed structure over 200 square feet needs framing plans sealed by a Texas engineer, while an open pergola with no roof deck does not, whatever its size. Either way the roof may overhang the posts by no more than 24 inches.
What McKinney wants on paper
McKinney publishes one packet for patios, pergolas, sheds and other accessory structures. It reads like a drawing checklist, and it is.
- Building, remodeling or enlarging a structure takes a permit. A detached structure under 120 square feet with no electrical or plumbing does not, and work done without a required permit can be subject to removal. City of McKinney Patios, Pergolas, Sheds and Accessory Structures Alteration, Residential Packet, effective October 1, 2025
- Everything goes in electronically, at a standard scale, through the city's Citizen Self Service portal. The site plan shows the lot's dimensions and property lines, any easements, the house and the new structure, and dimension lines from the structure to the property lines and to the house. City of McKinney Patios, Pergolas, Sheds and Accessory Structures Alteration, Residential Packet, effective October 1, 2025
- The construction set shows foundation details with any rebar, the framing, a floor plan with every post located and spaced, front and side elevations, and electrical or plumbing where there is any. Posts bolted to a slab need the bracket type and bolt size and length; posts set in the ground need the hole's depth and width. City of McKinney Patios, Pergolas, Sheds and Accessory Structures Alteration, Residential Packet, effective October 1, 2025
- The permit fee is worked out from the outside-post to outside-post dimensions, so those have to be plain on the plans. City of McKinney Patios, Pergolas, Sheds and Accessory Structures Alteration, Residential Packet, effective October 1, 2025

When an engineer has to sign
- A structure over 200 square feet with a roof deck needs framing plans sealed by a Texas-licensed engineer. Under 200 square feet and attached to the house, the plans show the bracket types, the bolt size and length, and the attachment and flashing details instead. City of McKinney Patios, Pergolas, Sheds and Accessory Structures Alteration, Residential Packet, effective October 1, 2025
- An open-air arbor or pergola with no roof deck is exempt from the engineering requirement at any size. City of McKinney Patios, Pergolas, Sheds and Accessory Structures Alteration, Residential Packet, effective October 1, 2025
- A pre-packaged structure made of aluminum or steel has to be engineered, and its drawings show the dimensions, materials, post and beam sizes and how it is fastened to the foundation. City of McKinney Patios, Pergolas, Sheds and Accessory Structures Alteration, Residential Packet, effective October 1, 2025
- No structure's roof may overhang its posts by more than 24 inches. City of McKinney Patios, Pergolas, Sheds and Accessory Structures Alteration, Residential Packet, effective October 1, 2025
- Beside a pool, every support post keeps to a 1:1 ratio with the water's edge, and posts surface-mounted near the pool may need an engineer's letter. City of McKinney Patios, Pergolas, Sheds and Accessory Structures Alteration, Residential Packet, effective October 1, 2025

Contractors, inspections and approvals beside the city's
- Licensed electrical, plumbing and mechanical contractors register with McKinney before a permit can issue. A general contractor pays no fee and fills in no form; it opens a portal account, and every master license holder signs the project's Signature Verification Form. City of McKinney, Contractor Registration
- Inspections are requested in the same portal. One properly scheduled before 3:00 PM goes on the next business day, cancellations are by phone only, and the permit and approved plans stay on site. City of McKinney Residential Builder Packet
- Re-inspections are billed and step up each time, starting at $50 for the first. City of McKinney Residential Builder Packet
- The packet tells owners to check their deed restrictions and HOA rules before any work begins. Inside the Historic District, an exterior change also needs a Certificate of Appropriateness. McKinney Questions
What people in McKinney ask us
Does a pergola in McKinney need an engineer?
Not an open one. McKinney exempts an arbor or pergola with no roof deck from engineering at any size. Put a solid roof on it and go past 200 square feet, and the framing plans need a Texas engineer's seal.
Can I build a small pergola without a permit?
Only if it is detached, under 120 square feet and has no electrical or plumbing. Add a fan or a light and it needs a permit.
How far can the roof hang past the posts?
Twenty-four inches at most, on any structure. We set the post line from that, not the other way around.
Can a cover go right next to my pool?
Its posts keep a 1:1 ratio with the water's edge, and surface-mounted posts near the pool may need an engineer's letter. We measure it during the walk.
What if I'm in an HOA or the historic district?
The city tells you to check deed restrictions and HOA rules first. In the Historic District, an exterior change also needs a Certificate of Appropriateness.
How do you price a McKinney patio cover?
We walk the site, agree the scope with you and put the price in writing. It changes only if the scope changes.
