Who builds and repairs decks in Allen, and what does the city ask for?
We do, and we file the permit through Allen's online portal. Only a small, low, freestanding deck away from the exit door is exempt. Everything else is reviewed like a patio cover, kept out of easements and held off the 3 foot strip along the lot lines.
When an Allen deck needs a permit
- Allen posts its own list of work that needs no permit, and one kind of deck is on it: under 200 square feet, never more than 30 inches off the ground, not fastened to a house or townhouse, and not the landing for the exit door Section R318.4 requires. Miss any of those and it is permitted work. City of Allen, Residential Services, Residential Work Exempt from Permits, R105.2
- The same list has no line for deck repairs. When joists, beams or posts are coming out, we ask Building and Permitting before calling the job permit free. City of Allen, Residential Services, Residential Work Exempt from Permits, R105.2
- Allen's current construction packet lists the codes it enforces: the 2024 International Residential Code and the 2023 National Electrical Code, with local amendments posted on the city's site. City of Allen Residential Permit and Construction Packet, rev. 10/08/2026, Adopted Codes
- In the city's submittal guide a deck shares a row with arbors, carports, shade structures and pavilions. The filing is the application, the patio cover review sheet, and framing drawings laid over a site plan. City of Allen Residential Permit and Construction Packet, rev. 10/08/2026, Guide to Residential Building Permit Submittals, 07/06/2026

What Allen reads on the drawings
Allen has no separate deck handout. It reviews a deck against the patio cover sheet, so that sheet sets what goes on paper.
- The sheet wants a survey or plot plan that dimensions the new work to the property lines and to every other structure on the lot. City of Allen Patio Cover Plan Review Guideline, June 2026
- It also asks for the size, type and spacing of the framing members, the ledger board included, the lumber's species and grade, and the gap between posts. Steel framing needs a licensed engineer's stamp. City of Allen Patio Cover Plan Review Guideline, June 2026
- Something fastened to the house stays inside the property's build lines, and a dedicated easement outranks any setback that would otherwise let the work come closer. City of Allen Patio Cover Plan Review Guideline, June 2026, Item 1, citing ALDC Sec. 4.10
Read from the city’s own documents on the dates linked. Codes and fees change and city staff interpret them, so we confirm for your address before we pull the permit.
Keeping clear of the lot lines and the drainage strip
- Allen's fence guideline names wood decks, pool decks, patio covers and built-up flower beds as obstructions that could change how water drains. None of them may sit within 3 feet of a side lot line on a lot with an alley, or within 3 feet of the side and rear lines on a lot without one. City of Allen Residential Fence Guideline, June 2026, in the Residential Permit and Construction Packet
- The patio cover sheet goes further: nothing in the 3 foot public drainage easement or any other easement, and it names mechanical equipment, flatwork decking and any structure. City of Allen Patio Cover Plan Review Guideline, June 2026, Item 2
- Before any footing is dug, Allen sends you to Texas 811 to have gas and other buried utilities marked. City of Allen, Residential Services, Check Before You Dig

Inspection day in Allen
- The city-stamped plans have to be on site for every inspection, printed in color and no smaller than 11 by 17 inches, with the permit pack somewhere the inspector can find it. City of Allen Residential Permit and Construction Packet, rev. 10/08/2026, Residential Inspection Guidelines, General Requirements
- A failed visit costs $75 the first time, and the second and third repeats are billed higher still. City of Allen Fee Schedule, last updated June 10, 2026 (through Res. No. 4218-5-26(R)), Re-Inspection and After Hours Fees
- Allen allows construction from 7 a.m. to 10 p.m., seven days a week. City of Allen, Residential Services, Construction hours
Read from the city’s own documents on the dates linked. Codes and fees change and city staff interpret them, so we confirm for your address before we pull the permit.
Allen Questions
What people in Allen ask us
Does a new deck in Allen need a permit?
Almost always. The only exempt deck is under 200 square feet, 30 inches or less off the ground everywhere, not attached to the house and not the landing for the required exit door. Ours usually miss at least one of those, so we file.
Can you repair my existing deck instead of replacing it?
Often, yes. We pull a board or two and check the ledger, the joists and the post bases first. If framing has to be replaced, we ask the city whether the repair needs a permit before we start.
How close to my back fence can a deck go?
Not inside the 3 foot strip along the lot lines that Allen keeps clear for drainage, and never in an easement. On a lot with an alley the strip runs along the sides; without one it runs along the back as well.
Do you build composite decks in Allen?
Yes, and cedar and pressure-treated pine. Composite needs joists set closer together, and the drawings Allen reviews show that spacing either way.
How long does a deck take in Allen?
One to two weeks on site for most decks, once the permit is issued and materials are delivered. A repair on a sound frame runs a few days.
How do you price a deck in Allen?
We walk the yard, measure the height and talk through the decking and stairs, then send one written price. It holds unless the scope changes.
