What does Mesquite require for an outdoor kitchen?
Every trade pulls its own permit here, and nobody pulls one without a city Professional License. The gas line runs 18 inches deep and holds a 15 minute pressure test before the city will release gas to Atmos. A gas fire pit by the island needs a timer that shuts the gas off by itself, plus an emergency switch.
Licenses first, then a permit for each trade
- Anyone applying for a permit in Mesquite first takes out a city Professional License. A plumbing contractor shows a master plumber license and a certificate of insurance the city verifies; an electrical contractor shows a master electrician license and an electrical contractor license. City of Mesquite, Building Inspection FAQs, Who can apply for a permit?
- Each trade obtains its own permit, and the general contractor answers for the building permit. The licenses for plumbing, electrical and mechanical contractors carry no charge. City of Mesquite, Building Inspection FAQs
- On the residential fee schedule, plumbing is $75 and electrical is $75, each its own line. City of Mesquite Residential Fee Schedule, revised 09/26
- Building Inspection cannot release gas to Atmos without an inspection, and the city requires a plumbing permit for every gas inspection. The permit is what gets the grill lit. City of Mesquite, Building Inspection FAQs, How do I get my gas turned on?
- A homeowner can get the license free to work on their own homestead, which the city verifies. The city's FAQ still urges owners to let the contractor pull permits unless they are doing the work, because a homeowner permit puts the liability on the owner. City of Mesquite, Building Inspection FAQs
- Under Mesquite's amendments, a permit lapses if work has not begun within 30 days of issue, or if 90 days go by without an inspection. Extensions are requested in writing. City of Mesquite Ordinance No. 5249, Item 9, R105.5

The gas line under the 2024 code
- Underground gas piping goes at least 18 inches below grade, and Mesquite deleted the section that let a line to a single outdoor appliance sit shallower. City of Mesquite Ordinance No. 5249, Items 61 and 62, G2415.12 and G2415.12.1
- The permit holder runs the pressure test, supplies the gauge, the equipment and the labor, and tells the city in advance when the piping is ready. City of Mesquite Ordinance No. 5249, Item 63, G2417.1
- The line has to hold pressure for at least 15 minutes on a gauge that shows any loss. City of Mesquite Ordinance No. 5249, Items 64 to 66, G2417.4 to G2417.4.2
- A gas log set or burner whose shutoff valve sits inside the firebox gets a second shutoff within 3 feet of the firebox. City of Mesquite Ordinance No. 5249, Item 68, G2420.5.1
Read from the city’s own documents on the dates linked. Codes and fees change and city staff interpret them, so we confirm for your address before we pull the permit.
The sink, its supply and its drain
- Metal water pipe, other than iron or galvanized steel, may not touch concrete or masonry, which is what an island is built from. Where it passes through, it is sleeved in plastic at least 8 mil thick that lets the pipe move. City of Mesquite Ordinance No. 5249, Item 71, P2603.3
- A plastic drain run underground lies on 4 inches of granular fill, and the trench is backfilled in 6 inch layers packed to 85 percent of a standard soil density test, up to 6 inches over the pipe. City of Mesquite Ordinance No. 5249, Item 73, P2604.1.1

Grills, fire pits and propane
Mesquite adopted the 2024 fire code in November 2025 with its own outdoor fire rules.
- Charcoal burners and other open-flame cookers stay off combustible decks and 10 feet from combustible construction. A one- or two-family home is exempt when its propane tanks are the 20 pound grill size or smaller, 100 pounds in all, kept outside. City of Mesquite Ordinance No. 5216, 2024 International Fire Code, 4104.2
- A permanently installed fire pit keeps 10 feet from structures and combustible material. A permanent outdoor fireplace built to the building code is the exception. City of Mesquite Ordinance No. 5216, 2024 International Fire Code, 307.4.4.1
- A gas fire pit is installed with a timer switch that cuts the gas on its own, paired with an emergency shutoff switch. One fed by a single 20 pound propane tank is exempt. City of Mesquite Ordinance No. 5216, 2024 International Fire Code, 307.4.4.2
- Fire pits and outdoor fireplaces, portable or permanent, are watched until the fire dies, and a 4-A extinguisher, sand, a water barrel or a hose stays within reach. City of Mesquite Ordinance No. 5216, 2024 International Fire Code, 307.5

Mesquite Questions
What people in Mesquite ask us
Does my outdoor kitchen need a permit in Mesquite?
Usually more than one. A plumbing permit for the gas or the sink, an electrical permit for any circuit, and the patio cover line if a roof goes over it. Each trade files its own.
Who turns the gas on?
Atmos, once Mesquite releases it. The city will not release gas until the line passes an inspection on a plumbing permit.
Can I add a gas fire pit next to the island?
Yes, 10 feet from the house and anything combustible, with a timer shutoff and an emergency switch. A fire pit on one 20 pound tank skips the timer.
Can my smoker sit on the wood deck?
Mesquite's fire code keeps open-flame cookers off combustible decks, but it exempts one- and two-family homes whose propane stays in tanks of 20 pounds or less, five at most, stored outside.
How long does an outdoor kitchen take in Mesquite?
The island runs 1 to 2 weeks on site once the appliances arrive. Mesquite inspects the next business day for requests made before 4 p.m., and the gas test and release come before you cook.
How do you price an outdoor kitchen in Mesquite?
After a walk, in writing. The gas run from the meter, the circuit from the panel and whether there is a sink set most of it, and the figure stays fixed unless the scope moves.
