Yes, and it is most of what we do in clinics. We phase the work after hours, clean up and reset every night, and hand the space back ready for the next business day. On a recent Mansfield medical office we rebuilt the front desk and check-in area entirely on that schedule, and the suite never closed a business day. Occupied work carries a multiplier because of the nightly protection, containment, and reset, and it is called out in the scope rather than buried in the rate.
Specialty MEP and inspection cycles. Medical needs medical-grade vinyl base, infection-control containment during an occupied build, sometimes med-gas or dental compressed air, and health-department approval rounds. A standard office build carries none of that, so pricing clinic work at office rates would understate the project significantly.
Yes, written scope, locked at signing. Change orders only happen if you request a scope change, and they are priced and approved in writing before work proceeds. Hidden conditions (failed MEP behind walls, mold, code corrections unrelated to your scope) are excluded by default and surfaced as change orders if discovered.
