What a commercial remodel costs in Fort Worth
The rate card is the same here as anywhere we work. What makes a Fort Worth number land where it does is the building stock, which runs from century-old Near Southside space to new shell at Clearfork and Alliance, and whether your address sits inside a design overlay.
$7.5K to $150K+ · Permits and inspections in the price · Written scope before deposit
Published Rates
The rate card, and it is the same in Fort Worth as everywhere else we work
These rates do not move by city. Labor and material cost about the same across Dallas-Fort Worth and East Texas, so quoting Fort Worth differently would be a markup, not a rate. What changes locally is which scopes come up, how long review takes, and what the building you signed is hiding. That is the rest of this page.
These are budgeting ranges, not a quote. Scope moves the number more than square footage does, which is why each tier is a range rather than a rate.

Local Cost Drivers
What moves a Fort Worth number up or down
Overlay districts
A design or historic overlay adds a review step ahead of the building permit. It costs weeks, not dollars, and it is the single most common reason a Fort Worth build-out misses a firm lease commencement date. Which overlay your address falls in is the first thing we check, on the walk, before you have paid anything.
Old stock versus new shell
Near Southside and Magnolia space is older second-generation. Clearfork and Alliance are newer shell. Older space can carry usable systems or an undersized service and mechanical at the end of its life; shell has no surprises and no head start. The gap between the two is $20 to $40 per square foot on otherwise identical floor area.
Change of use
Putting a clinic in a space that was retail, or a restaurant in a space that was office, triggers code work the prior tenant never had to meet: accessibility, mechanical capacity, sometimes separation and egress. It is the most common reason a Fort Worth number comes back higher than the per-square-foot math suggested.
The $50,000 line
Over $50,000 in construction cost, the project is registered with the Texas Department of Licensing and Regulation and reviewed against the Texas Accessibility Standards before the permit application goes in. It is schedule rather than cost, and it stacks with an overlay review if you have both.
Hidden conditions are excluded by default and surfaced as a change order: rot, mold, asbestos, lead, water-compromised framing, and code corrections unrelated to the scope. Nothing is absorbed quietly and nothing is discovered on the invoice.
Worked Examples
Three Fort Worth scopes, priced
Each figure is the rate above applied to the floor area, not a number picked to look good. The standard behind it is named so you can check the arithmetic.
1,600 SF · Fort Worth
Storefront refresh, Magnolia corridor
$44,000
Paint, flooring, lighting swap and a refreshed storefront with no layout change. Mid-window because the existing service carried the new lighting without a panel upgrade.
Standard: Retail refresh. At this size that standard produces $24,000 to $60,800.
1,500 SF · Fort Worth
Professional suite, second-generation
$118,000
Full tenant improvement with partitions moved, mechanical distribution reworked and a new ceiling and lighting package. Mid-window: a clean existing shell, no structural work.
Standard: Standard office TI. At this size that standard produces $97,500 to $142,500.
2,000 SF · Fort Worth
White box from cold shell, Alliance corridor
$138,000
Cold shell taken to a finished white box: framing, mechanical, electrical, plumbing rough, ceiling grid, restrooms. The tenant's own finish-out is a separate scope on top.
Standard: White box from cold shell. At this size that standard produces $110,000 to $170,000.

Common Fort Worth adders, with prices
These are the line items that most often sit outside the base range. Most scopes trigger none of them. They are listed with numbers so a reader who does trigger one is not left assuming the worst.
What moves the number
| Adder | Range | When it applies |
|---|
Phased or after-hours scheduling. Work sequenced around an operating business. Priced as a multiplier, typically 1.2x to 1.4x on the labor portion, rather than a fixed dollar amount.

Fort Worth Cost Questions
What owners here ask before they sign
Does an overlay district make a Fort Worth build-out more expensive?
It makes it slower, which is a different problem. Design review is a step ahead of the building permit, and the cost of it is weeks. It becomes money only when a firm lease date then forces overtime to recover the time. That is why we check the overlay on the walk and build the schedule around it rather than finding it after a scope is signed.
Is Near Southside space cheaper to build than Clearfork shell?
Not reliably, and that surprises people. Second-generation looks cheaper because something is already there. It is cheaper when the mechanical, electrical and plumbing are usable, and more expensive when they are not, because demolition and disposal are cost added before anything new goes in. We price the one you actually have after looking at it.
What does the price include in Fort Worth?
Mobilization, protection of adjacent areas, labor, the materials named in the scope, permits and standard city inspections, coordination, cleanup, and a one-year workmanship warranty on the listed scope. Engineering is quoted separately as an allowance or an actual-cost line when a scope requires it, and it is named rather than buried.
How firm is the number in the written scope?
It is lump sum, and it holds for the scope described. What changes it is a change you ask for, or a hidden condition behind a wall that nobody could see at the walk. Hidden conditions are excluded by default and surfaced as a change order with a price before the work happens, not absorbed quietly and not discovered on the invoice.
Can you phase a Fort Worth job around an operating business?
Yes, and it is normal here. Loud and dusty work runs outside your hours, containment goes up before the first cut, and after-hours access is coordinated with building management. Phasing is priced as an adder on the labor portion rather than hidden in the base rate, so a job that does not need it is not paying for it.
