Fence Cost in Rockwall and DFW

Do the arithmetic yourself.

A fence quote is two numbers and one multiplication. Take your run length in feet, multiply by the rate for the height and style you want, and compare it against the project minimum. Whichever is larger is your budget.

That is the whole method. It is the same one we use, and publishing it costs us nothing except the calls from people whose scope was never going to fit.

Measure the run with a tape or step it out. A pace is close enough to three feet for a budget.

Which number wins, and why.

The back fence line, 140 feet, posts are solid, rails and pickets are gone

140 feet at the rail and picket rate, against a $3,500 minimum

The rate wins. This is the cheapest honest version of a fence replacement, and it only works because the posts survived.

90 feet of six foot board-on-board, full replacement with new posts

90 feet at $65 per linear foot, against a $3,500 minimum

The rate wins comfortably. A run this long never sees the minimum.

The same 90 feet, but eight feet tall for privacy from a two story behind you

90 feet at $76 per linear foot

About seventeen percent more than the six foot version. Height is a heavier frame and more picket, not just taller boards.

A 40 foot side yard, six foot board-on-board

40 feet at $65 per linear foot is under the $3,500 minimum

The minimum wins, and it is the price. A crew, a truck and a cedar delivery cost the same at 40 feet as at 140.

180 feet of horizontal cedar on aluminum posts, new install, nothing to tear out

180 feet at $72 per linear foot, against a $6,000 minimum

The rate wins. Horizontal costs more per foot than board-on-board because the stock has to be straighter and the posts tighter for it to look right.

In the price

All i30 Builders full-project prices include normal mobilization, ordinary protection of adjacent areas, labor, standard materials listed in the scope, project coordination, normal cleanup, and a one-year workmanship warranty on the listed scope.

Not in the price

  • Permits and engineering (excluded unless specifically included; quoted as an allowance or actual-cost line item when required)
  • Utility upgrades (excluded; trade-quoted when needed)
  • Hidden conditions, rot, mold, termite damage, asbestos, lead, water-compromised framing (excluded; change-order priced after discovery)
  • Drainage correction (excluded unless drainage scope is listed in the contract)
  • Code corrections unrelated to the scope (excluded; separately quoted after inspection)
  • Moving owner contents (excluded except minor normal clearing)
  • Manufacturer defects on owner-supplied materials (excluded from warranty)

Common Questions

Why does my neighbor's fence cost less per foot than mine?

Run length, almost always. The same crew, truck and delivery is spread over their 140 feet and your 45, so their per-foot number looks better for work that is identical. The other common answer is posts: if theirs were sound and yours are not, they paid the rail and picket rate and you are paying for a full replacement.

Is the stain included?

On new pickets, yes. They come factory pre-stained, which is both cheaper and more even than staining on site, and it means nobody has to come back. Staining an existing run so the old fence matches the new is quoted separately, on the length and the condition, because a weathered fence drinks more material and takes longer than a new one.

What happens if a post fails after you start?

It gets priced and approved before we do anything with it. On a rail and picket job the posts are supposed to stay, so one that turns out to be rotted at the ground line is a change of work: we show you, price it, and you decide. What does not happen is finding it on the final invoice.

Do you price by the panel?

No, by the foot. Panel pricing hides the fact that panels are not all the same width once a run has to fit a real yard, and the last panel is always the one that is different. Feet are what your fence is actually made of.
