How much does a composite (fake wood) deck cost in Dallas?
We do not publish a number, because the same size deck can be two very different jobs. Height off the ground, the composite line and color, hidden fasteners, the tighter frame composite needs, stairs, rail, tearing out an old deck and how easy the yard is to reach move the price most. In Dallas, a permitted deck also stands on piers sealed by an engineer. It is priced in writing after a site walk; the price does not move unless the scope does.
What moves a deck's price in Dallas
Your choices set most of the number. Underneath them, Dallas adds a few requirements of its own.
- Dallas changed Section R401.2 so that any footing or foundation the residential code covers is designed and sealed by an engineer registered in Texas. On a permitted deck, the piers come from that engineer. City of Dallas Ordinance No. 32424, Dallas One- and Two-Family Dwelling Code (2021 IRC with amendments), R401.2
- Dallas points deck footings to the code's own deck section for their size and depth. A deck that stands on its own, not hung from the house, does not have to reach below the frost line. City of Dallas Ordinance No. 32424, Dallas One- and Two-Family Dwelling Code (2021 IRC with amendments), R403.1.4 and R403.1.4.1, exception 3
- Composite covers the top, not the frame. Dallas's code lists the wood holding up porches, balconies and similar structures out in the weather among the parts that must be naturally durable or pressure-treated, so the posts, beams and joists under composite boards still have to be rot-resistant or treated wood. City of Dallas Ordinance No. 32424, Dallas One- and Two-Family Dwelling Code (2021 IRC with amendments), R317.1, item 8
- If an inspection fails and the inspector has to come back, the city charges a reinspection fee of $75. City of Dallas Planning and Development Permit Fee Schedule, effective July 1, 2025
Read from the city’s own documents on the dates linked. Codes and fees change and city staff interpret them, so we confirm for your address before we pull the permit.
When a Dallas deck or patio needs a permit
- Chapter 52 lets a small deck go without a building permit only when every test is met: 200 square feet or less, 30 inches or lower off the ground everywhere, freestanding, clear of the overhead power line into the house, and not the landing outside the required exit door. City of Dallas Chapter 52, Administrative Procedures for the Construction Codes, 301.2.1, item 13
- Paving or grading on a single-family or duplex lot under two acres is on the same no-permit list, so a patio poured or laid at ground level usually needs no building permit. A roof over it is a different question. City of Dallas Chapter 52, Administrative Procedures for the Construction Codes, 301.2.1, item 15
- Adding a deck or porch does not set off Dallas's rule that permitted work bring the home's smoke alarms up to new-house standard. The city's amendment lists that work as an exception. City of Dallas Ordinance No. 32424, Dallas One- and Two-Family Dwelling Code (2021 IRC with amendments), R314.2.2, exception 1
- Dallas defines home repair to take in porches, landscaping, fences and the other permanent structures on a house lot. A contractor doing that work holds a City of Dallas home repair license, which is $48. City of Dallas Chapter 52, Administrative Procedures for the Construction Codes, Definitions, Home repair
- Yard structures are applied for in DallasNow as a Residential Accessory Structure Permit. The city's own guide says plans are most often held up by missing dimensions, missing topography lines and late answers to revision requests. Dallas Questions
What people in Dallas ask us
How much does a fake wood deck cost in Dallas?
It depends on how high the deck sits, how big it is, which composite line you pick, the stairs and rail, and whether an old deck comes out first. We do not quote from a size alone. It is priced in writing after a site walk; the price does not move unless the scope does.
Is composite worth it over wood in Dallas?
Composite never needs stain and will not split or splinter, but it gets hot in full afternoon sun and needs joists set closer together. Cedar costs less up front and needs cleaning and a new coat every few years. Either way, the frame underneath is rot-resistant or treated wood.
Do I need a permit for a deck in Dallas?
Not for a small freestanding deck that meets all of Chapter 52's tests. Attached to the house, over 200 square feet or more than 30 inches up anywhere, it needs one, with engineer-sealed piers.
Does a patio at ground level need a permit in Dallas?
Usually not. Paving on a house lot under two acres is on Dallas's no-permit list. A cover over the patio, power to it or a gas line brings permits back in.
How long does a deck take in Dallas?
Design and the engineer's pier design come first, then review in DallasNow when a permit is needed. Most decks take 1 to 2 weeks on site after that.
