Who builds wooden decks and custom patios in Frisco, and what does the city ask for?
We do. Frisco prices a deck permit on its own line, wants foundation and framing plans from a Texas engineer with each application, and rates the city for very heavy termite damage, so posts stay off the dirt. A concrete patio is its own small permit, and the ground around both has to drain away from the house.
Permits and fees for a Frisco deck
City fees, from the consolidated schedule effective October 1, 2026. Not our price.
- Frisco's fee schedule gives a deck its own line under Outdoor Improvements: $75 plus a charge on each square foot of deck area, never more than $550. City of Frisco Permit, Inspection and Miscellaneous Consolidated Fee Schedule, effective 10/1/2026, Outdoor Improvements
- A residential reinspection costs $50, and non-emergency work that starts before the permit is issued is charged a double permit fee. City of Frisco Permit, Inspection and Miscellaneous Consolidated Fee Schedule, effective 10/1/2026
- Frisco's residential submittal form has headings for fences, sheds, patio covers, outdoor kitchens, fireplaces, fire pits and concrete, but none for a deck. For anything not on the form, the city asks you to email Building Inspections first, and we do that before we file. City of Frisco Residential Alteration Submittal Requirements, Form 4038, February 2026
- Frisco's 2024 code amendments strike several of the model code's permit-free items, among them small one-story sheds, fences, and sidewalks and driveways. The model code's small-deck line is not one of those struck, but we confirm with the city before treating any deck as exempt. City of Frisco Ordinance No. 2026-01-10, 2024 International Residential Code amendments, Exhibit A, R105.2
Read from the city’s own documents on the dates linked. Codes and fees change and city staff interpret them, so we confirm for your address before we pull the permit.
Engineer, wind and termites
- Frisco asks for foundation and framing plans with each permit application, designed and sealed by an engineer licensed in Texas. That engineer has to be registered with Frisco and carry at least one million dollars of professional liability insurance. City of Frisco Ordinance No. 2026-01-10, 2024 International Residential Code amendments, Exhibit A, R106.1
- The city's design table sets wind at 105 mph as a three-second gust, puts the frost line at only 6 inches, and rates termite damage very heavy. For a wood deck, keeping posts on concrete and off the soil matters more here than digging below frost. City of Frisco Ordinance No. 2026-01-10, 2024 International Residential Code amendments, Exhibit A, Table R301.2
- Ground next to the house has to fall at least 6 inches in the first 10 feet, and hard surfaces within 10 feet of the foundation slope away from it. A low deck or a new patio cannot be built in a way that holds water against the slab. City of Frisco Ordinance No. 2026-01-10, 2024 International Residential Code amendments, Exhibit A, R401.3
Read from the city’s own documents on the dates linked. Codes and fees change and city staff interpret them, so we confirm for your address before we pull the permit.
Custom patios: slabs, the street and fire
- A concrete patio or pad files on its own residential permit, $75 on the fee schedule. City of Frisco Permit, Inspection and Miscellaneous Consolidated Fee Schedule, effective 10/1/2026, Outdoor Improvements, Concrete Driveway / Pad
- For concrete, the survey marks where the slab will go, with its distance to every property line, and states how it will be built: how thick, and how it is reinforced. Any work in the public right-of-way needs a separate permit from Public Works. City of Frisco Residential Alteration Submittal Requirements, Form 4038, February 2026, Concrete and driveway
- Frisco measures a fire pit from its outer edge: 15 feet to the main house and 10 feet to anything that can burn. A wood deck counts, so the fire pit belongs out on the patio. City of Frisco Residential Alteration Submittal Requirements, Form 4038, February 2026, Fire pit
Read from the city’s own documents on the dates linked. Codes and fees change and city staff interpret them, so we confirm for your address before we pull the permit.
Frisco Questions
What people in Frisco ask us
Does a wooden deck need a permit in Frisco?
Plan on one. Frisco has a deck line on its fee schedule and asks for engineered foundation and framing plans with each application. We check with Building Inspections before treating a small, low, freestanding deck as exempt.
Cedar, pine or composite in Frisco?
Cedar looks best and takes stain, pressure-treated pine costs less, and composite skips the staining but runs hot in afternoon sun. With Frisco's very heavy termite rating, we keep any wood frame off the soil whichever boards you choose.
Do you build patios as well as decks?
Yes. Concrete patios, decks, or a deck stepping down to a patio. A slab is its own permit in Frisco, and both have to keep water moving away from the house.
Can I put a fire pit on my deck?
Not a wood-burning pit on a wood deck. Frisco wants a fire pit 15 feet from the house and 10 feet from anything combustible, so it goes on the patio or in the yard.
How long does a deck take in Frisco?
Engineering and the city's review come first. Most decks then take 1 to 2 weeks on site, and a patio slab 2 to 4 working days plus cure time.
How do you price a deck or patio in Frisco?
We walk the yard and agree the size, height, boards, rail and any slab with you. It is priced in writing after a site walk; the price does not move unless the scope does.
