Who builds sunrooms in Frisco, and what does the city require?
We do, by framing in the covered patio or porch you already have. Frisco takes a sunroom on its Other Home Improvements permit with a marked survey, framing drawings and a footing sheet, and a room made of aluminum, steel or vinyl has to be engineered. Because the room will be cooled, an energy code form goes in with the application and the energy paperwork has to be uploaded before inspections.
How Frisco takes a sunroom application
Frisco does not have a separate sunroom form. It groups sunrooms with the other structures people add to the back of a house, and the same checklist covers all of them.
- The city's alteration checklist puts sunrooms in one group with arbors, patio covers, gazebos and carports. Each one is filed online as a Residential Building Permit Application under Other Home Improvements, with every drawing as a PDF. City of Frisco Residential Alteration Submittal Requirements, Form 4038, February 2026, Arbors, patio covers, gazebos, carports, sunrooms, or similar structures
- The survey has to mark where the room will stand and give its distance to all of the property lines. The framing drawings show a front and a side elevation, a list of materials, and the size of the posts and beams. City of Frisco Residential Alteration Submittal Requirements, Form 4038, February 2026, Items 1 and 2
- A sunroom is joined to the house, so the drawings also name the brackets, the bolt size and length, and what those bolts go into. Frisco's own examples are the brick or the main supports of the house, and the answer changes how the wall is framed. City of Frisco Residential Alteration Submittal Requirements, Form 4038, February 2026, Item 3
- A footer detail sheet shows how every post is held down. Bolted to the slab, it gives the bracket type, the bolts and the depth of the slab. Set below grade, it gives the hole depth and whether the hole gets concrete and rebar. City of Frisco Residential Alteration Submittal Requirements, Form 4038, February 2026, Item 4
- Any structure in this group made of aluminum, steel or vinyl must be engineered. A packaged sunroom kit in those materials needs engineering in Frisco, not just the maker's brochure. City of Frisco Residential Alteration Submittal Requirements, Form 4038, February 2026, Item 5
- For full additions and guest houses the checklist lists no items at all. It tells applicants to email Building Inspections first, so a room that grows past the old patio gets its requirements from the city before anything is drawn. The Frisco fee lines a sunroom can fall on
These are city fees from the schedule that took effect October 1, 2026. They are not our price.
- No line in the fee schedule says sunroom. The patio cover line starts at $75 and stops at $550. The new construction and addition table starts at $150 for the first 300 square feet and climbs with size. We get the counter's answer on which line applies before the permit goes in your scope. City of Frisco Permit, Inspection and Miscellaneous Consolidated Fee Schedule, effective 10/1/2026, Residential Building Permit Fees, pp. 2 and 3
- The wiring and the mini-split are trade permits of their own. Frisco charges $50 to issue an electrical permit and $50 to issue a mechanical one, before any item charges are added. City of Frisco Permit, Inspection and Miscellaneous Consolidated Fee Schedule, effective 10/1/2026, Electrical and Mechanical Permit Fees, pp. 7 and 8
- Work that starts without a permit, outside of an emergency, is charged a double permit fee. City of Frisco Permit, Inspection and Miscellaneous Consolidated Fee Schedule, effective 10/1/2026, Miscellaneous Building Permit Fees, p. 4

Energy forms, survey and inspections
- Frisco has enforced the 2024 International Energy Conservation Code, with local amendments, since June 2, 2026. That is the code that sets how well the new walls, ceiling and glass have to hold back heat. City of Frisco, Adopted Codes
- A Residential Energy Compliance Path form goes in with the building permit. The person who signs it picks one way of meeting the energy code and certifies the insulation, the window ratings for heat loss and sun heat (U-factor and SHGC), and the cooling equipment. City of Frisco Residential Energy Compliance Path form, 2024 IECC as amended
- Field documents have to be uploaded before an inspection can be booked, and uploads in by 4 p.m. are the ones guaranteed a next-day inspection. The list includes the engineer's framing acceptance letter and the residential energy compliance certificate. City of Frisco, Inspections, Submit Field Documents
- An older survey of the lot can be used for most projects, additions included, and Building Inspections decides whether a new professional survey is needed. Website maps and satellite images are not accurate enough, and no structure may sit in a utility easement. City of Frisco Residential Plot Plan Requirements, rev. 04-2018
- Frisco's residential inspection guide allows construction noise on site from 7 a.m. to 10 p.m. City of Frisco Residential Inspection Checklist and Guide, Form 4032, February 2026, Building / Job Site Requirements

Frisco Questions
What people in Frisco ask us
Do I need a permit to enclose my porch in Frisco?
Yes. Frisco requires a permit for anything on a lot that is built, enlarged, altered or converted, and its alteration checklist names sunrooms outright. The wiring and the cooling unit go on trade permits of their own.
Can I put up a sunroom kit in Frisco?
Not on a brochure alone. Frisco wants any aluminum, steel or vinyl structure in the sunroom group engineered. We do not sell kits. We frame the room the way the house is framed, insulate it and cool it.
Do I need a new survey for a Frisco sunroom?
Usually not. The city accepts an existing survey for most projects, additions included, and decides case by case when a new one is needed. The room's distance to every property line has to be marked on it.
Does my HOA have to approve it?
Frisco's checklist notes that some subdivisions require HOA approval and tells owners to ask. We send the HOA the elevations and materials first, then file with the city.
How long does a sunroom take in Frisco?
Most enclosures take 3 to 6 weeks on site once the permit is issued. Window lead times, a post that has to come out and matching older brick or siding are what push it toward the long end.
What does a sunroom cost in Frisco?
It depends on the wall length, how much glass and what kind, whether a post comes out, the cooling, and how the outside is matched to the house. It is priced in writing after a site walk; the price does not move unless the scope does.
