Composite or wood for a deck in Fort Worth, and what does one cost to build?
Composite costs more to build and never needs stain. Cedar or treated pine costs less up front and needs cleaning and sealing every 2 to 3 years. The price comes from height, footings, stairs, rail and the boards you pick, not from size alone, so we price each deck in writing after we walk the yard. Almost every Fort Worth deck is permit work, with an engineer's seal on the footings.
Where Fort Worth draws the permit line
Fort Worth set its deck exemption far lower than the model code most cities follow. A raised deck is permit work.
- The city's building administrative code exempts platforms, walks and decks only when they sit 6 inches or less above grade and are not over a basement or a story below. City of Fort Worth Building Administrative Code, Ordinance No. 25387-03-2022, 105.2, Building, item 6
- Fort Worth's permitting page for homeowners repeats it, and adds that where a deck may sit on the lot depends on its zoning. City of Fort Worth, Residential Permitting
- Add a roof that ties into the house and the city files the work as a residential addition, the same permit type it uses for an attached covered porch or patio cover. City of Fort Worth, Permit Description: Residential, 6/29/2020
- The applicant has to be a registered building contractor, or the owner of the house working on it as their homestead, shown by the appraisal district's homestead exemption. City of Fort Worth, Residential Permitting
- No line on the fee schedule names a deck, so we confirm which line it files under at intake. Every application also carries a $16.87 technology fee, and a contractor's city registration renews each year at $178. City of Fort Worth Development Fee Schedule, adopted September 15, 2026, effective October 1, 2026, Table 1-B, item 3

Footings, stairs and corner lots
- Fort Worth amended its residential code so that every footing the code regulates is designed and sealed by a Texas registered engineer. On a permitted deck, the piers come from an engineer's drawing. City of Fort Worth Ordinance No. 25383-03-2022, 2021 International Residential Code with local amendments, R401.2 as amended
- A local rule gives outside stairs and ramps at least 3 feet of fire separation distance, measured from the outer edge of the stair. Steps off a deck cannot run right up to the property line. City of Fort Worth Ordinance No. 25383-03-2022, 2021 International Residential Code with local amendments, R311.1.1, added
- On a corner lot the side street can carry a projected front yard setback, and the city's homeowner guide says decks may not be built in it. City of Fort Worth, Nuts and Bolts of Residential Building Permits
- The same guide says required yards stay open and unobstructed from the ground to the sky, and their depth comes from the lot's zoning district. City of Fort Worth, Nuts and Bolts of Residential Building Permits
Read from the city’s own documents on the dates linked. Codes and fees change and city staff interpret them, so we confirm for your address before we pull the permit.
Review, inspections and the clock
- First review comments on a residential building permit are due within 7 business days of a complete application. City of Fort Worth, Review Timeframes
- Inspections are booked online or on the city's phone line. A request in before 6:30 a.m. goes on that day's list, and anything later goes to the next business day. City of Fort Worth, Inspections
- The building permit does not cover trade work. A fan or lights over the deck take their own electrical permit and their own inspections. City of Fort Worth, Inspections
- A failed visit is billed at $66.15, and covering framing before it has been inspected costs $400. City of Fort Worth Development Fee Schedule, adopted September 15, 2026, effective October 1, 2026, Table 1-B, items 2 and 7
- A permit lapses after 180 days unless a required inspection has been approved. Build first and the city adds an investigation fee equal to the permit fee. City of Fort Worth Building Administrative Code, Ordinance No. 25387-03-2022, 105.5 and 109.4.2
Read from the city’s own documents on the dates linked. Codes and fees change and city staff interpret them, so we confirm for your address before we pull the permit.
Lake Worth and the historic districts
- On Lake Worth, building or improving a dock, pier or walkway takes a water use and access easement from the city first, and each property gets one structure. City of Fort Worth Zoning Ordinance, Section 5.308, Docks, piers and boathouses
- Its size follows the shoreline: up to 1,000 square feet with 80 feet of frontage or less, and never more than 1,600. A sundeck on top of the dock does not count toward that limit. City of Fort Worth Zoning Ordinance, Section 5.308, Docks, piers and boathouses
- In the city's 14 historic districts, a deck is outside work that needs a Certificate of Appropriateness before permits are issued. Staff can approve most of them without a commission hearing. City of Fort Worth, Historic Preservation

Fort Worth Questions
What people in Fort Worth ask us
Composite or wood: which is better for a Fort Worth deck?
It depends on what you want to spend now and later. Composite costs more to build, needs no stain and will not split or splinter, but it gets hotter underfoot in full sun. Cedar and treated pine cost less up front and need cleaning and sealing every 2 to 3 years. Both sit on a wood frame, and composite boards usually want the joists closer together.
What does it cost to build a deck in Fort Worth?
We do not publish a number, because size alone does not set it. Height off the ground, the engineered piers, stairs, rail and the boards you choose move it most, and a roof, a fan or lights add to it. We walk the yard, agree the scope with you and send one written price. It stays put unless the scope changes.
Does a low deck need a permit in Fort Worth?
Only a deck that never rises more than 6 inches above grade skips it, and few do. If you have read about a 30 inch rule, that comes from other cities' codes, not Fort Worth's.
Can the deck steps land close to my side fence?
Not right at the line. Fort Worth keeps outside stairs at least 3 feet of fire separation distance from it, so we turn or shorten the stair when the side yard is tight.
How long does a deck take in Fort Worth?
The city aims to send first review comments within 7 business days. Once the permit issues and materials arrive, most decks take 1 to 2 weeks on site.
I live in Fairmount. Is a deck harder there?
It adds a step. Fairmount is one of Fort Worth's historic districts, so the deck needs a Certificate of Appropriateness before the permit. Staff approve most of them.
