Because pulling a permit can trigger obligations the building has been grandfathered out of. Accessibility upgrades are the most common, followed by electrical service capacity and fire separation. Those conditions cannot be seen from a walkthrough of the finishes, which is why hidden conditions are excluded by default and surfaced as change orders rather than buried in an optimistic rate.
Yes, and most of our renovation work runs that way. We phase after hours, contain dust, clean up and reset nightly, and hand the space back ready for the next business day. Occupied work carries a multiplier for that protection, stated as its own line in the scope.
Yes. A finish and accessory refresh runs $14,500 per restroom; a full remodel runs $28,500 per restroom. Restrooms are also where accessibility requirements bite hardest in an older building, so we confirm the current code position before quoting.
