All i30 Builders full-project prices include normal mobilization, ordinary protection of adjacent areas, labor, standard materials listed in the scope, project coordination, normal cleanup, and a one-year workmanship warranty on the listed scope.   • ▲After-hours and weekend work so staff keep the room during the day
  • ▲Replacing a stained ceiling grid and the lighting sitting in it

What should we budget?+

The project minimum, and up from there on scope. On a refresh the minimum governs below roughly 892 SF. On a full rebuild with new cabinets and counters it governs below about 384 SF, so a larger room carrying a heavier scope can climb past it. Bring us the room and the scope and you get a written number.

What is not in the number?+

Appliances, furniture, landlord fees, and any specialty inspection your building requires. Those are real costs and we call them out as their own lines in the written scope rather than hiding them in an allowance. What is in the number is the construction: demo, millwork, plumbing, electrical, finishes, permits, inspections, and cleanup.

What is the single biggest cost decision?+

Whether the sink moves. Everything else in a break room is finish work that a good crew can price tightly. The sink is supply, waste, and vent, and moving it means opening the floor or the wall to re-route all three, then a patch and an inspection. Keep the sink and the same room finishes for meaningfully less.

Can we phase it so the office keeps running?+

Yes. We gutted and refinished a break room and two employee restrooms inside an occupied state office building in Longview, working after hours, weekends, and holidays. The building never lost a working day and the contract came to $62,000 across all three rooms. After-hours work carries a premium and we quote it as its own line rather than burying it.

Is the quoted price the final price?+

Yes. Written scope, locked at signing. Change orders happen only if you ask for a scope change, and they are priced and approved in writing before anyone starts on them.
