Common Cost Questions
Almost certainly not. The $10,000 to $100,000 range is what we are built around, and it is the size most larger GCs turn down because it does not fit their overhead. A single-room update or a light refresh gets the same written scope, locked price, and one-year workmanship warranty as a full build-out.
Paint and flooring refresh: $65/SF ($12,500 min). Retail refresh, display-ready: $85/SF ($18,500 min). Light office remodel: $95/SF ($25,000 min). Standard retail build-out: $145/SF ($45,000 min). All-in, including permits, inspections, project management, and the warranty.
Yes, and it is most of what we do at this size. We phase after hours, clean up and reset nightly, and hand the space back ready to trade the next morning. That protection carries a multiplier and appears as its own line in the scope, so you can compare closing for a week against phasing over three.
Where the scope requires one, yes, and we pull it. Finish-only work often does not, but anything touching walls, plumbing, electrical, or egress usually does. We tell you which side of that line your scope falls on before you commit rather than discovering it mid-job.
Yes, written scope, locked at signing. Change orders happen only if you request a scope change, and they are priced and approved in writing first.
