Coworking & Flex Office Build-Out Cost in DFW

Coworking prices above standard office for one reason: partition count. Every private office, phone booth, and meeting room is walls, a door, a light circuit, a return, and an acoustic detail, and the density of them is what drives the number.

What does a coworking build-out cost in Dallas-Fort Worth?

Coworking build-outs have no published starting price: each one is scoped and priced per project after a site walk, lump sum from a written scope before any deposit, and the ranges on this page are for budgeting. The price includes labor, materials listed in the written scope, permits and standard city inspections, project management, mobilization, protection of adjacent areas, cleanup and one-year workmanship warranty. Scope, the condition of the space and the schedule move the number more than square footage does.

What Drives the Final Number

Up and down, the honest answer.

Pushes price up

  • A high count of private offices, phone booths, and meeting rooms
  • Glass-front office systems rather than drywall partitions
  • Acoustic treatment so calls do not carry between rooms
  • Splitting HVAC returns and lighting circuits per room
  • Data cabling density across a shared floor
  • Amenity areas: kitchens, lounges, and their plumbing and power

Keeps price down

  • An open plan with a low partition count
  • Drywall partitions instead of glass-front systems
  • Taking second-generation office space with a usable layout
  • Keeping the existing HVAC zoning and lighting grid
  • A standard finish package rather than specified millwork

Common Cost Questions

Coworking build-out cost questions

How much does a coworking build-out cost in DFW?

Open flex-office refresh $40 to $65/SF. Standard coworking $90 to $125/SF. Premium glass-front coworking $120 to $150/SF. Permits and standard city inspections are in the range; FF&E, design and engineering, and landlord fees are priced separately and named in the written scope.

Why does coworking cost more per square foot than standard office?

Partition density. A standard office finish-out has relatively few rooms across the floor plate. Coworking packs private offices, phone booths, and meeting rooms into the same area, and every one of them is walls, a door, a light circuit, an HVAC return, and an acoustic detail. The rate follows the room count, not the square footage.

Are glass-front offices worth the difference?

They read better and they let light through a deep floor plate, which is why most premium coworking specifies them. They also cost meaningfully more than drywall partitions. We price both so you can see the delta and decide deliberately rather than discover it in a change order.

Can you phase a build across an occupied floor?

Yes. We phase by block so one section keeps operating while another is built, work after hours where the scope allows, and reset nightly. The protection and reset carry a multiplier, stated as its own line in the scope.

Is the quoted price the final price?

Yes, written scope, locked at signing. Change orders happen only if you request a scope change, and they are priced and approved in writing first. Hidden conditions behind walls are excluded by default and surfaced as change orders if found.

What's included in the per-SF price?

All i30 Builders full-project prices include normal mobilization, ordinary protection of adjacent areas, labor, standard materials listed in the scope, permits and standard city inspections, project coordination, normal cleanup, and a one-year workmanship warranty on the listed scope.
