What drives screened porch cost the most?
Whether we're screening an existing cover or building a new structure — that's the biggest swing by far. After that: the roof tie-in (a proper flashed tie-in into your existing roofline is real structural work), overall size, ceiling and finish level, and electrical scope. Soil conditions matter too; North Texas clay means footings have to be engineered, not guessed.
Why don't you publish fixed price ranges?
Because we don't build from kits or standard plans. Every porch is designed and engineered for the specific home — roofline, slab, drainage, and how you'll actually use the space. Publishing a one-size number would either mislead you or pad the price. Instead, you get a fixed written price for your exact scope before any deposit, and it doesn't move unless you change the scope.
Do I need a permit for a screened porch?
A new attached structure almost always requires a permit, and the roof tie-in and footings need to meet code. Screening in an existing covered patio often doesn't, depending on your city. Either way, we handle the drawings, submittal, and municipal coordination in-house — it's included in the scope, not your problem.
