Scope discipline before deposit, occupied-home sequencing, and one team under one contract. We don’t do generic small-random work — we plan the project, scope it in writing, and you approve before any money changes hands. That’s how budgets stay locked through the build.
Yes — and we structure most residential projects that way. Dust containment at room thresholds, drop cloths on every working surface, daily clean-up so the rest of the house stays functional. The disruption window is the actual install, not the entire project span.
We self-perform the structural, framing, and finish work — tile, carpentry, paint, base, trim, drywall, deck and exterior work — with an in-house crew. Licensed trade partners cover MEP (electrical, plumbing, HVAC) under our scheduling. One PM owns the coordination so trades don’t conflict.
Change orders only happen if you request a scope change (different material, expanded scope, added work). They’re priced and approved in writing before work proceeds. Surprises we encounter (e.g., water damage uncovered behind tile) get priced and presented before we proceed; you decide whether to include the fix or stop scope. No surprise overruns absorbed into the final invoice.

We can — but be honest with us about what you want. Where i30 does its best work is heavily planned, scoped, custom projects with attention to detail and finish. If you need a tiny one-off scope with no detail discipline, we’re probably not your cheapest option. We’ll tell you straight at the site walk if there’s a better-fit contractor for the job.
