Black-clay (vertisol) soils common across DFW and East Texas shrink and swell dramatically with moisture changes — that movement is what cracks slabs, tilts fences, and heaves deck footings over time. Our standard exterior scope is engineered around clay-soil behavior: deeper footings sized to your soil’s plasticity index, rebar (not just mesh) in concrete, saw-cut control joints at calculated spacing, and post-depth specs for fences. You’re paying for what’s under the build as much as what’s on top.
Yes — included in scope when required. Decks, fences over a certain height, concrete driveways, and many other exterior scopes require city permits in DFW municipalities; HOA neighborhoods often add an architectural-review submittal on top. We prepare both packages before deposit and handle the inspection coordination through completion.
