i30 Builders · Caddo Mills, Hunt County
Downtown Caddo Mills is i30 Builders' home community — our office is on South FM 36, and our crew lives and works in Hunt County. Caddo Mills is a small but steadily growing community anchored by the FM 36 and US-380 corridors, approximately 40 miles northeast of downtown Dallas. The city sits between Royse City to the west and Greenville to the east, drawing both Dallas commuters seeking affordable land and longtime Hunt County residents with agricultural land and rural residential lots.

Being based in Caddo Mills is a real operational advantage for the projects we take on here: no travel time, no mobilization overhead, and a crew that's invested in doing work that holds up in the community where they live. We know every building inspector at the Hunt County permitting office. We know which FM road properties have septic setback requirements. We know which neighborhoods in and around Caddo Mills have clay soil that requires extra footing depth and which are on the sandier Hunt County transition soils. That knowledge isn't available from a contractor coming from Dallas or McKinney.
Our Caddo Mills projects span from in-town residential on standard 50×100 foot lots to rural properties along FM 36, FM 1570, and surrounding county roads that run an acre or more. In-town projects are largely fencing, deck additions, and covered patios — homes from 1960 through 2010 doing renovation upgrades. Rural and semi-rural properties add agricultural fence runs, perimeter fencing, and larger workshop-scale covered structures. We price Hunt County projects the same as anywhere else we serve — no padding for rural access, no minimum rural fees. You're getting the local contractor, not a DFW crew making the drive.
Building in Caddo Mills
Caddo Mills building permits go through the City of Caddo Mills for in-town properties and through Hunt County for rural locations outside city limits. Rural Hunt County projects typically require less documentation than city-limit work, but we handle both tracks routinely. There are no HOAs in most of Caddo Mills — the permit process is the main coordination requirement.
